The structural frame continues to rise and cladding installation has started at 2222 Market Street in Center City West. The building will stand 318 feet and 20 stories high, and provide a significant amount of office space as it will take up nearly the entire block. The structure was designed by Gensler and developed by Parkway Commercial Properties, which previously owned the parking lot that had spanned the tower’s entire future footprint.

Renderings revealed for 1148 Frankford Avenue in Fishtown

Renderings have been revealed for a 60-unit mixed-use development at 1148 Frankford Avenue in Fishtown. The development will entail the renovation of a historic bank building, as well as a new five-story structure on the remainder of the site. A 2,600-square-foot commercial space will be located on the ground floor, while the upper floors will hold 12 studios, 32 one-bedroom apartments, and 16 two-bedrooms. The complex will feature spaces for 20 cars and 20 bicycles. A roof deck and green roof will be located atop the building, with an additional 450-square-foot deck situated on the second floor.

Permits have been issued for the construction of a six-story, multi-use building at 2243-45 North Front Street in East Kensington. Upon completion, the building will feature a basement, commercial space on the ground floor, and ten residential units. In total, the building will hold 11,389 square feet of space. Lonny Rossman is listed as the design professional and Pinhas Malka as the contractor. Construction costs are specified at $1.8 million.

Renderings have been revealed for a five-story, 35-unit mixed-use development planned at 102-112 Park Avenue in Swarthmore, PA, a town located in Delaware County to the southwest of Philadelphia. Designed by Bernardon, the building will include retail space on the ground floor with residential units above. The project will also feature a garage.

Permits have been issued for interior alterations at a mix-use new construction building at 1111-17 South Broad Street in Graduate Hospital, South Philadelphia. The permit lists the addition of a new bank at the ground floor with new wall partitions, finishes, and furnishings. The total construction area will is listed at 1,931 square feet. Permit name Mark A. Coan of the IEI Group as the design professional and Grace Construction Management CO LLC as the primary contractor. Construction cost is specified at $493,494.

Permits have been issued for the construction of the 14-story Blue Ivy Hotel at 122 South 11th Street in Center City. Designed by DAS Architects and developed by the Estia Group, the hotel will offer 86 hotel rooms on the third through fourteenth floors. Restaurant space will be situated on the first and second floors. The tower will total 51,181 square feet of space. Permits list construction costs at $21.1 million.

Work Stalled On AC Hotel at 230 North 13th Street in Chinatown, Center City

Work appears stalled on the 150-room AC Hotel by Marriott planned at 230 North 13th Street in Chinatown, Center City. Designed by Bergman Associates and developed by Baywood Hotels, the project will integrate a historical building into the design. The 181-foot-tall, 15-story tower will stand out prominently in an area with few tall buildings and will offer fantastic views of the city.

Permits Issued for Mixed-Use Building at 2206 North 2nd Street in Norris Square, North Philadelphia

Permits have been issued for the construction of a three-story, mixed-use building at 2206 North 2nd Street in Norris Square, North Philadelphia. The structure will replace a vacant lot situated on the west side of the block between West Susquehanna and West Dauphin streets. The building will rise from a 1,000-square-foot footprint and will feature 3,960 square feet of interior space, comprised of two residential units and a commercial space. The development will feature full sprinkling. The roof deck will likely provide sweeping vistas, given a near-total lack of taller buildings nearby. Revised Design Revealed for 1101 Walnut Street in Washington Square West, Center City

A revised design has been revealed for a high-rise tower planned at 1101 Walnut Street in Market East, Center City. Designed by JKRP Architects, the revised plan will rise 18 stories and include 198 residential units, with a total of 138,150 square feet of space, located on the second, third, and fifth through eighteenth floors. The ground floor will hold 4,420 square feet of retail space and the fourth floor will offer 6,281 square feet of office and amenity space. The project will also include 34 off-site parking spaces, as well as 68 bicycle spaces.
