Grandeur and Desolation: Four Minor Buildings in North Philadelphia East are Gradually Turning the Tide in a Long-Neglected Neighborhood

During the postwar period, Philadelphia has undergone a period of depopulation and saw numerous demolitions. Neighborhoods were affected to widely varying degrees, with some remaining largely intact and others losing blocks upon blocks of their housing stock. Thankfully, the trend has reversed back to growth during the past couple of decades. Today we look at how four relatively minor buildings approved at North 7th Street in North Philadelphia East will help turn the tide in a long-neglected neighborhood.

Permits Issued for Six-Unit Building at 3847 North Broad Street in Hunting Park, North Philadelphia

Permits have been issued for the construction of a six-unit multi-family structure at 3847 North Broad Street in Hunting Park, North Philadelphia. Upon completion, the structure will rise three stories tall and will feature a cellar. In total, the building will hold 5,478 square feet of space, with construction costs estimated at $705,000.

Permits Issued for 12-Unit Building at 3911-19 North 5th Street in Hunting Park, North Philadelphia

Permits have been issued for a mixed-use renovation of an existing building at 3911-19 North 5th Street in Hunting Park, North Philadelphia. Two commercial space will be located on the ground floor, with 12 residential units located above. The development will include an addition at the rear of the third floor, which will add extra residential space. Currently, the building houses 18,066 square feet of space, which will be expanded to 19,011 square feet upon completion. Construction costs are estimated at $400,000.

Construction Progresses at 2653-61 Salmon Street in Olde Richmond, Kensington

Construction work is making rapid progress at 2653-61 Salmon Street, an eight-unit multi-family development situated in Olde Richmond, Kensington. The development involves a complete renovation of the single-floor structure, with an additional floor added to the building. In total, the structure will hold 14,195 square feet of space, with construction costs estimated at $900,000.

Updated Permits Issued for Three-Unit Building at 5617 Sansom Street in Cobbs Creek, West Philadelphia

A set of updated permits has been issued for a three-story, three-unit residential building proposed at 5617 Sansom Street in Cobbs Creek, West Philadelphia. Philly YIMBY reported the original permit filing in December 2020. The latest permits offer new details on the project, including a planned building footprint of 1,136 square feet, a total floor area of 2,561 square feet, and a construction cost of $107,175. The structure will be fully sprinkled. Stephen Sanders is the listed owner, with Scott Woodruff specified as the architect and AIMES LLC as the contractor.

The structure will replace a vacant site on the north side of the block between North 39th Street and Union Street. The building will rise from a 1,440-square-foot footprint and will feature 3,700 square feet of floor space and full sprinkling. Permits list Kibbutz 4 LLC as the owner, Ray Crossan as the design professional, and Crownstone Real Estate LLC as the contractor. Construction costs are estimated at $205,000.
