Construction and Renovation Complete at The Corinthian and la Cour at 909 Corinthian Avenue in Fairmount, North Philadelphia

Construction is now fully complete at a two-building rental complex situated at 909 Corinthian Avenue in Fairmount (alternately Francisville), North Philadelphia. Developed by MM Partners, the project consists of The Corinthian, a renovated five-story, 110-year-old building, and la Cour, a newly-constructed, three-story, 14-unit building next door. Designed by Marshall Sabitini and built by Tester Construction, la Cour now appears fully complete, while The Corinthian sports a new logo emblazoned across its facade.

Permits Issued for Three-Unit Building at 2421 North 7th Street in North Philadelphia East

The stunning resurgence of the long-devastated interior of North Philadelphia East continues unabated. Following a string of recent residential submissions in the immediate vicinity, permits have been issued for yet another addition to the neighborhood, this time at 2421 North 7th Street. The building will replace part of a large vacant lot situated on the east side of the block between West York Street and West Cumberland Street, a few blocks to the northeast of Temple University. The submission calls for a ground footprint of 1,280 square feet, interior area of 2,559 square feet (which translates to around 850 square feet per apartment), and a roof deck. Permits list Old Kensington Holdings L. as the owner, Christopher Menna as the design professional, and JPL Construction Inc. as the contractor, the latter being a team behind many of the recently-proposed surrounding developments. Construction costs are specified at $180,000.

Permits Issued for Two Three-Unit Buildings at 6602 and 6604 Lansdowne Avenue in Carroll Park, West Philadelphia

Permits have been issued for the construction of two three-story, three-unit residential buildings at 6602 and 6604 Lansdowne Avenue in Carroll Park, West Philadelphia. The adjacent structures will rise on a vacant lot just off the intersection of Landsowne Avenue and North 66th Street. The two appear to be developed in conjunction as the same team is listed for each, and will apparently be twinned as the pair shares the exact same figures. Each building will span a ground footprint of 1,484 square feet, contain 3,051 square feet of interior space (granting an average of around 1,000 square feet per unit), and feature full sprinkling. Permits for each property list City Block Acq VIII LLC as the owner, Scott Woodruff as the design professional, and AIMES LLC as the contractor. Construction costs are specified at $389,900 per structure.

The building will replace a vacant lot on the south side of the block between South 26th and South 27th streets. The structure will span a footprint of 1,405 square feet and will hold 5,580 square feet of interior space, which translates to nearly 1,400 square feet per apartment. The development will also include a roof deck, which will likely offer dramatic skyline views of nearby Center City and University City. Designed by CKG Architectural Studio, the new building will rise three stories tall plus basement. In total, the building is expected to yield 3,432 square feet of space. Kelly Ventures LLC is listed as the project’s contractor. Construction costs are specified at $151,800.

Renderings have been revealed for a 189-unit mixed-use development planned at 2204-14 East Allegheny Avenue in Port Richmond, Kensington. The bulk of the project will be situated within a new six-story mid-rise building, which will hold 189 residential units across 146,032 square feet of space. A 17,710-square-foot commercial space will be situated on the ground floor along Allegheny Avenue. A group of 70 townhomes will comprise the rest of the block, rising three to four stories tall. Designed by VBC Studio, the complex will include 87 parking spaces, four being ADA compliant, with an additional 69 set aside for the townhomes, with three being ADA compliant.

The structures will rise in place of a vacant lot located on the west side of the block between West Huntingdon and West Oakdale streets. Each structure will span a 1,120-square-foot ground footprint; the building at number 2630 will hold 3,113 square feet of interior space, while its counterpart at number 2632 will feature 2,274 square feet of interior space. Each will offer a roof deck and full sprinkling.
