Philadelphia YIMBY’s recent site visit revealed that construction is crawling along at a snail’s pace, if it has not stalled outright, at a mixed-use development at 2301 Frankford Avenue in Fishtown, Kensington. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished structure will feature ground-floor commercial space and six residential units, as well as a cellar and full sprinkling. Permits list Black Oak Builders as the contractor and a construction cost of $312,000.

Eight-Unit Renovation Nearly Complete at 2653-61 Salmon Street in Olde Richmond, Kensington

An eight-unit renovation project is nearing completion at 2653-61 Salmon Street in Olde Richmond, Kensington. The project is situated on a through-block lot on the block between East Huntingdon Street and East Lehigh Street, across from the elevated Interstate 95. Designed by Kore Design Architecture, the project converts a single-story, 21-foot-tall warehouse into a two-story, eight-unit apartment building by inserting a new floor plate, interior partitions, and stair banks. Philadelphia YIMBY’s recent site visit revealed that construction is nearing completion, with new door and window apertures have been cut into the largely windowless exterior and private roof decks added to the pinnacle. Permits list Salmon Street Holdings LLC as the owner, Metropolitan Contracting as the contractor, and a construction cost of $900,000.

Completion Nears at 2525 Frankford Avenue in East Kensington

Construction work is nearing completion at a three-story mixed-use building at 2525 Frankford Avenue in East Kensington. Designed by CANNOdesign, the development replaces a two-story prewar structure on the southeast side of the block between East Cumberland Street and East Sergeant Street. The building spans 5,451 square feet, which includes 846 square feet of ground-level commercial space and the rest subdivided between six residential units. The building will feature full sprinkling and a small bicycle storage space, although, surprisingly, it will lack a roof deck. Permits list Saint Bernard Holding Group as the owner, Doubleday Design as the civil engineer, and GRIT Construction as the contractor. The construction cost is specified at $741,000.

The building will replace a vacant lot on then west side of the block between Wharton Street and Reed Street. Designed by Scale Design Group, the development will rise three stories and hold 2,164 square feet of interior space. The project will feature full sprinkling, a basement, and a roof deck. No Progress Yet at Site of Two-Unit Rowhouse Proposed at 2951 Frankford Avenue in Port Richmond, Kensington

Last September, YIMBY reported that permits have been issued for the construction of a three-story mixed-use rowhouse at 2951 Frankford Avenue in Port Richmond, Kensington. Our recent site visit revealed that, five months later, no construction work of any kind has yet taken place at the site. The structure will span 3,374 square feet, which will be roughly evenly split between a business component (1,701 square feet) and two residences (1,673 square feet in total, with an average of 837 square feet per unit). The structure will feature full sprinkling and a roof deck. Permits list Matag Ventures LLC as the owner and Adam R. Sinclair as the contractor. Plans submitted with the planning department list Raymond F. Rola as the architect, though permits specify Kevin Korejko as the design professional. The construction cost is specified at $450,000.
