A recent site visit by Philly YIMBY has revealed that work is well underway at the six-story, 247-unit mixed-use building under construction at 2101 Washington Avenue in Graduate HospitalSouth Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Philly YIMBY’s recent site visit has revealed that construction is well underway on a block-long, 58-unit complex at 620 Moore Street in Wharton, South Philadelphia. Designed by CANNOdesign, the primarily residential development will consist of three adjoining buildings, each rising four stories and spanning a site flanked by Moore Street to the north, South 6th Street to the east, and South 7th Street to the west. A 52-unit apartment building, articulated as separate independent structures, will span the majority of the site. At the street corners, two mixed-use buildings will each hold a commercial space at the ground floor and three residences on the floors above.
