The structure will span a 1,222-square-foot footprint and will offer 3,494 square feet of floor space, which lends an average of 1,165 square feet per unit. The proposal calls for a cellar and a roof deck, which will likely offer sweeping views of the skyline due to a lack of taller buildings or other obstructions in the vicinity. Permits list Vila Investments LLC as the owner, Christopher Menna as the designer, and JPL Construction Inc. as the contractor.

Renderings have been revealed for a 120-unit residential development at 1201-09 Vine Street in The Loft District of Callowhill in lower North Philadelphia. Designed by Cadre Design, the project will consist of a renovation of an existing structure on the site, a two-story vertical overbuild above the building, and a separate eight-story addition. The development will provide 111,683 square feet of space and will include 36 mechanical parking spaces.

Permits Issued for Eight-Unit Building at 203-09 Diamond Street in Norris Square

A permit has been issued for the construction of a four-story, eight-unit residential building at 203-09 Diamond Street in Norris Square. The structure will replace a vehicle maintenance facility located at the northeast corner of Diamond Street and North Philip Street. The structure will rise from a 2,304-square-foot footprint and will contain 11,520 square feet of floor space. Permits list Blackrock Capital LLC as the owner, Nicholas Coulter of KCA Design Associates, LLC as the architect, and Adam Pearlman as the contractor. Construction is expected to cost $800,000.

YIMBY recently shared news the project when renderings for the development were revealed. Permits offer new information, such as the fact that accessory parking will be included in the development. The building will hold a total of 42,459 square feet of space and will cost $6.5 million to build.

Designed by Nicholas Coulter of KCA Design Associates, LLC, the two structures will be situated on the west side of the block between Diamond Street and West Susquehanna Avenue. 2130 North 2nd Street will span a 917-square-foot footprint and will rise three stories and include three units. The building will include 3,688 square feet of floor space and will feature a basement and a roof deck. EV Development LLC is the contractor. Construction is expected to cost $252,000. Fewer details are available for 2132 North 2nd Street, which will rise from a 1,000-square-foot footprint and will also feature a basement and a roof deck. 2nd Street Developers LLC is the owner for both properties.

Renderings have been revealed for Station Square, a multi-unit development located at 308-16 West Chelten Avenue in Germantown, Northwest Philadelphia. Designed by Coscia Moos, the structure will stand five stories tall, with 49 residential units. RM Development and Zatos Investments are the developers for the project.

Demolition Underway at 204 South 12th Street in Washington Square West, Center City

After a series of disputes and delays, demolition work is underway at 204 South 12th Street in Washington Square West, Center City, where a 32-story residential tower is planned. Designed by Bower Lewis Tower Architects and Roger Stirk Harbour + Partners and developed by Midwood Investments and Development, the building, which was revealed just a few months ago, will consist of a concrete structure clad in glass with orange highlights. The building will include 448 rental units and three floors of for retail.
