Excavation Underway at 36-38 South 2nd Street in Old City

Construction is beginning to make progress at 36-38 South 2nd Street, site of a future mixed-use development in the Old City section of Center City. Designed by CANNOdesign, the building will stand seven stories tall, an appropriate height for Old City. Commercial space will sit on the ground floor and 61 residential units will be located above. The building will hold 51,623 square feet of space and include a roof deck. Tester Construction is the contractor behind the project. Construction costs are estimated at $10.5 million.

1120 Frankford Avenue Goes Before Civic Design Review In Fishtown

A new mixed-use development called The Frankford, which is proposed at 1120 Frankford Avenue in Fishtown, Kensington, is going before the Civic Design Review. Designed by BLT Architects and developed by US Construction, the new building will rise five stories tall. On the ground floor, there will be 7,166 square feet of commercial space. The building will yield 150 residential units, spanning 83,372 square feet of space. There will not be any car parking included with the project, but the building will offer space for 50 bicycles.

YIMBY Shares an Encore of Construction Photos for The Standard at Philadelphia in University City, West Philadelphia

A few days ago, Philly YIMBY shared a construction update for The Standard At Philadelphia, a 209-foot-tall, 19-story residential tower under construction at 119 South 31st Street in University CityWest Philadelphia. Designed by CUBE 3 and developed by Landmark Properties, the 362,117-square-foot structure will rise from a narrow, through-block lot stretching between South 30th and South 31st streets, and will house 280 residential units geared toward university students. Our recent visit has revealed that on-site demolition has been completed and foundation work is currently in progress. Today we share another look at the construction progress and how it affects the unusual and varied conditions that flank the site on three sides.

Construction Underway at 2101 Washington Avenue in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has revealed that work is well underway at the six-story, 247-unit mixed-use building under construction at 2101 Washington Avenue in Graduate HospitalSouth Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and a construction cost of $40 million.

Construction Complete at Three-Story Rowhouse at 539 West Berks Street near Temple University in North Philadelphia East

In August 2020, Philly YIMBY reported that a zoning permit has been filed for the construction of a three-story single-family rowhouse at 539 West Berks Street near Temple University in North Philadelphia East. More than a year later, the structure stands complete. The three-bedroom, three-bathroom residence was sold last December for $500,000. The structure replaces a vacant lot on the north side of the block between North 5th and North 6th streets and holds 3,416 square feet of interior space. Features include a basement and a roof deck, which offers largely unobstructed views of the surrounding area. Permits list V2 Properties Entity 6 LL as the owner, Plato Marinakos as the design professional, and V2 Properties Construction Management LLC as the contractor.
