A recent site visit by Philadelphia YIMBY has revealed that demolition has not yet begun at the site of a proposed seven-story mixed-use building at 1321 North Front Street in Fishtown, Kensington. Designed by NORR, the building will span 31,167 square feet and will contain 2,545 square feet of retail and 36 apartments. Permits list East Columbia and Memphis A. as the owner, Peroni Management Inc. as the contractor, and a construction cost of $4 million.

Construction Anticipated at 1350 North Front Street in Fishtown

A recent site visit by Philadelphia YIMBY has revealed that construction has not yet started on a five-story, 14-unit mixed-use development at 1350 North Front Street in FishtownKensington. The project will span 19,830 square feet and feature ground level retail and a roof deck, which, given the structure’s future prominence, promises to offer dramatic views of the Northern Liberties and Center City skylines. The latest permits, which were issued in June of last year, indicate Gnome Architects as the designer, although the previous design (featured as the cover image of the article) was crafted by Bright Common. Permits list GRIT Construction as the contractor and a construction cost of $2.3 million.

A Detailed Look at the 53-Unit Building Planned at 701 East Girard Avenue in Fishtown, Kensington

Earlier this month, Philadelphia YIMBY visited the site of a four-story, 53-unit apartment building proposed at 701 East Girard Avenue in Fishtown, Kensington. The building, also known under its full address of 701-19 East Girard Avenue, will replace a small strip mall at the northeast corner of East Girard Avenue and East Berks Street. Designed by JKRP Architects and developed by OCF Realty, with OCF Construction as the contractor, the structure will span 58,260 square feet and feature 7,817 square feet of ground-level commercial space, elevator service, a fitness center, bicycle storage, full sprinkling, a 10,999-square-foot green roof, and a 1,855-square-foot roof deck. Permits list the construction cost at $9.3 million. A Detailed Look at The Frankford, a 150-Unit Mixed-Use Development Proposed at 1120 Frankford Avenue in Fishtown, Kensington

Last month, Philadelphia YIMBY shared an overview of The Frankford, a six-story, 150-unit mixed-use residential and retail development proposed at 1120 Frankford Avenue in Fishtown, Kensington. Today we take a closer look at the proposal via building elevations, floor plans, and other detail. Designed by BLT Architects and developed by US Construction, the structure (which is also known under its full address of 1120-36 Frankford Avenue) will span nearly 100,000 feet of space, offering 7,166 square feet of ground-level retail and 83,372 square feet of residential space split between units ranging from studios to two-bedroom apartments, with studios being the predominant variant. The structure will feature two elevators, storage for 50 bicycles, outdoor space for residents (which includes a dog run), a roof deck, and a green roof. No parking spaces will be included. The proposal is still undergoing the Civic Design Review process, so no permits have yet been filed.

An In-Depth Look at the 244-Unit Building Proposed at 1130 North Delaware Avenue in Fishtown, Kensington

Earlier this month, Philadelphia YIMBY visited the site of a ten-story, 244-unit building proposed at 1130 North Delaware Avenue in Fishtown, Kensington. Today we take an in-depth look at the 241,490-square-foot development planned. Designed by Varenhorst Architects and developed by Streamline, the structure will be situated on the north side of the avenue across from the Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The modular structure will rise 124 feet tall to the top of the main roof (and around 135 or so feet tall to the top of the mechanical screens at the bulkhead) and will house 99 studios, 87 one-bedroom apartments, and 58-two-bedroom units. Features will include outdoor landscaping, a 2,776-square-foot roof deck with extensive skyline views, and parking for 49 cars and 102 bicycles. Construction costs are estimated at $55 million.
