Cladding Mostly Complete at 2100 Hamilton Street in Franklintown, North Philadelphia

Philly YIMBY’s recent site visit to the 27-unit residential project under construction at 2100 Hamilton Street revealed that cladding has reached the top of the 11-story structure, though progress has slowed down since our last site visit. Designed by Philadelphia based architects Cecil Baker + Partners and developed by Bock Development Group, the building stands in the Franklintown neighborhood in North Philadelphia near Logan Square in Center City to the south. Last year, the structure reached its full height of 115 feet and is on its way to becoming the latest luxury development in a neighborhood that rarely sees new construction.

Curvy Tower Proposed at 2301 John F. Kennedy Boulevard, Center City West

In 1889, a major project in Center City changed the way commuters had traveled all over the city. The project, Broad Street Station, included a large viaduct above the city streets with eight tracks and a shed leading to the street just to the west of City Hall. Since the project was demolished by 1953, the former site of the so-called “Chinese Wall” lead to many new developments that boosted the skyline, such as the Mellon Bank Center. Now, 2301 John F. Kennedy Boulevard, a new office and residential tower planned to rise to 303 feet, will sit on one of the last available parcels at the former Chinese Wall.

The structure will consist of a single family dwelling that will include a basement, roof deck, and pilot house. The last available parcel at Rittenhouse Square is making way for The Laurel Rittenhouse Square at 1911 Walnut Street. The 599-foot, 48-story rental  and condominium tower, designed by Solomon Cordwell Buenz and developed by Southern Land Company, is one of the most exciting projects in the city with its massive height, on the rise to make a new mark on the growing skyline. It is currently the tallest building under construction in the city, with a projected height 17 feet above that of the W/Element Hotel that nears completion a few blocks east at 1441 Chestnut Street.
