Permits have been issued for the construction of a three-story, 16-unit residential building at 1901-09 North 33rd Street in Strawberry Mansion, North Philadelphia. The development will replace a vacant lot bound by North 33rd Street to the west, West Berks Street to the south, and Monument Street to the north, situated across from Fairmount Park. The structure will be built in four compartments separated by a fire wall, with each compartment containing four bi-level units. Building features include full sprinkling and parking for six bicycles. According to city permits, the site is under the ownership of the Philadelphia Land Bank. Permits also list Michael Johns as the design professional, BDFS Group Inc. as the contractor, and a construction cost of $2.4 million.

Demolition Pending at Site of Slender 11-Story High-Rise at 1208 Chestnut Street in Midtown Village, Center City

A slender, 49-unit apartment building is set to rise at 1208 Chestnut Street in Midtown Village, Center City. However, although demolition permits have been issued for the dilapidated three-story structure currently occupying the property, YIMBY’s recent site visit revealed that no demo work has yet taken place. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.

The structure will span a 2,880-square-foot footprint and will contain 8,640 square feet of floor space, which translates to an average of just over 700 square feet per typical residence. The structure will be located on the south side of the block between North 41st and North 42nd streets and will span a 2,600-square-foot footprint. The proposed 9,800 square feet of floor space translate into n average of just over 800 square feet per typical unit. The development will feature full sprinkling and a roof deck, which, due to the building’s future prominence, promises to offer sweeping skyline views. Permits list Francesco Zampetti as the design professional and Eugene Naydovich of Fitler Development as the contractor. The total construction cost is specified at $200,000, an oddly low figure for this relatively sizable development.

Upon completion, the structure will stand four stories tall and span a total of 31,785 square feet of space, with commercial space on the ground floor and 30 apartments above. Permits Issued for Freeman’s Auction House Overbuild at 1810 Chestnut Street in Rittenhouse Square, Center City

Permits have been issued for a multi-family overbuild above the historic Freeman’s Auction House, located at 1810 Chestnut Street in Rittenhouse Square, Center City. Designed by Cecil Baker + Partners, the new tower will add 19 stories above the existing Auction House, bringing the total height to 25 stories, which is certainly not the greatest height in the area, but will still make a large impact from the street. There will be 19 residential units within the he new addition, each a luxury condominium, with several taking up an entire floor. The existing auction house will be restored as commercial space. An underground garage will hold space for seven parking spaces, and there will also be nine bicycle spaces, as well. An additional four bike spaces will be included with the project along Chestnut Street on a new bike rack. A green roof will be situated at the top of the tower.

Designed by CANNOdesign, the building will stand six stories tall and will hold 50 residential units, with commercial space situated on the ground floor. This density has been reached through a green roof and a mixed-income bonus. In total, the new building will hold 41,674 square feet of space. Construction costs are estimated at $6.5 million. Tester Construction is the contractor for the project.
