A recent site visit by Philly YIMBY has confirmed that construction work is complete at a three-story, five-unit rental apartment building at 342 West Queen Lane in Germantown, Northwest Philadelphia. The development is located on the southeast side of the block between Pulaski Avenue and Morris Street, within a four-minute walk of the Queen Lane regional rail station. Designed by MC Architectural, the project spans 5,793 square feet and features a 1,058-square-foot ground-level retail space and full sprinkling. Permits list David Elmaliah as the contractor and a construction cost of $200,000.

A recent site visit by Philly YIMBY has revealed significant construction progress at Chelten Terminal, a four-story, 49-unit mixed-use development at 234 West Chelten Avenue in Germantown, Northwest Philadelphia. Designed by Ambit Architecture and developed by the Argo Property Group, the building will span 37,992 square feet and will feature ground-floor commercial space, a roof deck, and full sprinkling, as well as outdoor parking for 18 cars. Permits list Tester Construction Group as the contractor and a construction cost of $6.1 million.

A recent site visit by Philly YIMBY has revealed that construction has not yet started at a five-story 37-unit mixed-use building at 225 West Rittenhouse Street in Germantown, Northwest Philadelphia, although permits have been issued last December. The structure will span around 40,000 square feet and will feature commercial space, parking, and full sprinkling. Permits list Designblendz as the designer and TDAK Development & Construction LLC as the contractor. Construction costs are specified at $4.3 million.

YIMBY Looks at Project Details for 63-Unit Building Planned at 26 South 42nd Street in Spruce Hill, West Philadelphia

Last December, YIMBY reported that permits were issued for the construction of a seven-story, 63-unit mixed-use development at 26 South 42nd Street in Spruce Hill, West Philadelphia. The project will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the structure will span 56,664 square feet and will include 4,828 square feet of retail. The building will provide parking for 42 bicycles well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and a construction cost of $6.8 million. Today we share plans, elevations, and technical details for the project that were not available in our previous publication.

A recent site visit by Philly YIMBY has discovered significant construction progress at The Anchorage, a six-story, 136-unit mixed-use development at 4442 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by HDO Architecture, the structure will span 174,544 square feet structure and feature a 10,500-square-foot commercial space on the ground floor, as well as full sprinkling and parking. Permits list 4501 Kelly Partners LP as the owner, Turn Key Realty LLC as the contractor, and a construction cost of $17.4 million.

In March, Philly YIMBY has reported that façade work is nearing completion at a four-story, 42-unit mixed-use building at 1422 Point Breeze Avenue in Point Breeze, South Philadelphia. Our latest visit has shown minor new construction progress over the course of the past two months, with the building still inching toward completion. Designed by JKRP Architects and developed by OCF Realty, the building spans 43,400 square feet and includes ground-floor retail space that will contribute to the existing commercial corridor along the avenue. Other features include an elevator, a roof deck, resident storage in the basement, and full sprinkling. Permits list G & M Efestos Contracting Inc. as the contractor and a construction cost of $7 million.

Philly YIMBY;s recent site visit has revealed that construction is complete at Renaissance Estates, a low-rise residential development located at 3320 South 20th Street in Packer Park, South Philadelphia. Developed by Mansion Global, the project consists of 14 four-story townhouses with two-car garages, private elevators, and roof decks offering sweeping views of the skyline. The homes will yield at least 3,200 square feet of space, with three bedrooms and three-and-a-half bathrooms.

A recent site visit by Philly YIMBY has revealed that constriction is complete at Renaissance Estates at 3200 Capri Drive in Packer Park, South Philadelphia. The residential complex consists of four multi-family buildings, each standing four floors and featuring 20 residential units, with five units on each floor. Each building contains 31,000 square feet of space and cost $1.5 million to construct. Packer Park Partnership LLC is the developer of the project, and Insite Construction Inc. is the contractor.
