Permits have been issued for the construction of a three-story, five-unit residential building at 2143 East Dakota Street in Fishtown. The new building will replace a vacant lot situated on the northeast side of the block between Amber Street and Trenton Avenue. Designed by Gnome Architects, the structure will span 4,923 square feet and will feature a cellar and roof decks. Permits list Mark R. Shearman of the Shearman Group as the contractor.

Construction Complete at AMBLE at 40 South 2nd Street in Old City

A recent site visit by Philadelphia YIMBY noted that construction work is complete at AMBLE, a seven-story, 61-unit mixed-use building at 40 South 2nd Street in Old City. The development replaces a parking lot situated on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building spans 51,623 square feet and features ground-level retail, a basement, and a roof deck. Permits list the Tester Construction Group as the contractor and indicate a construction cost of $10.5 million.

Philly YIMBY’s recent site visit has observed that construction is complete at The Anchorage, a six-story, 136-unit mixed-use project at 4442 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by HDO Architecture, the building spans 174,544 square feet and features a roughly 10,000-square-foot commercial space on the ground floor, as well as parking. Permits list Turn Key Realty as the contractor and indicate a construction cost of $17.4 million.

The project will rise on the northeast corner of North Hancock Street and West York Street. Designed by Gnome Architects, the structure will span 2,813 square feet and will consist of a commercial space spanning from the basement to the first floor and the mezzanine, a single residential unit spanning the second and third floors, and a roof deck. Permits list the Gabriel S. Polishuk as the contractor and specify a construction cost of $600,000, of which $100,000 is allocated toward excavation.

Philadelphia YIMBY’s recent site visit has confirmed that construction is complete at Ridge Flats, a three-story, 50-unit mixed-use building at 5542-44 Ridge Avenue in Wissahickon, Northwest Philadelphia. The development is situated on the west side of the block between Seville and Markle streets. Designed by HDO Architecture, the structure spans 45,500 square feet and features commercial space on the ground floor as well as multiple roof decks. Construction costs are listed at $6.8 million.

The new building will rise from a vacant lot sited on the north side of the block between North Spangler Street and North 34th Street. Designed by the 24/7 Design Group, the development will span 4,180 square feet, lending a spacious average of over 1,300 square feet per apartment, and will feature a basement. Permits list Grateful Dev LLC as the contractor and indicate a construction cost of $475,000.

YIMBY Looks at Apartment Layouts at The Standard at Philadelphia in University City, West Philadelphia

Last month, Philly YIMBY shared our latest exterior photos of Standard At Philadelphia, a 209-foot-tall, 19-story residential high-rise recently completed at 119 South 31st Street in University City, West Philadelphia. Designed by CUBE 3 and developed by Landmark Properties, the 362,117-square-foot building rises from a narrow, through-block lot stretching between South 30th and South 31st streets. The Standard offers 280 residential units ranging from studios to six-bedroom apartments geared toward university students and available for rent on a per-person/per-bed basis. Today we look at various unit layouts available within the development.
