Philly YIMBY’s recent site visit has confirmed the completion of a three-story single-family rowhouse at 2141 Catharine Street in Graduate Hospital, South Philadelphia. The property replaces a two-story prewar rowhouse on the north side of the block between South 21st and South 22nd streets. The structure features full sprinkling, a basement, and a roof deck. Permits list Aston Enterprises LLC as the owner, David P. McArthur as the architect, and Montebello Homes as the contractor.

Construction work is making steady progress on the nine-story-tall, 108-unit mixed-use building at 545 North Broad Street in Poplar, North Philadelphia. Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.

A recent site visit by Philly YIMBY has revealed that work is well underway at the six-story, 247-unit mixed-use building under construction at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Permits list OCF Construction LLC as the contractor and a construction cost of $40 million.

Philly YIMBY recently visited the construction site of the single-family rowhouse at 1602 South 13th Street in East Passyunk, South Philadelphia, and discovered that work is nearing completion at the three-story structure. The building rises on the west side of the block between Tasker and Morris streets, one house away from the intersection of 13th and Tasker streets. The development involves a near-complete overhaul of an existing rowhouse, which will increase the size of the structure from 2,685 to 2,870 square feet. Permits list Dennis Du and Khoa D. Du as owners, Toner Architects as the designer, and James DeSimone of DeSimone Contracting as the contractor. Construction costs are specified at $200,000.

Designed by Gnome Architects and developed by Zatos Investments, the building spans a 3,802-square-foot ground footprint and will offer 8,122 square feet of interior space, which translates to a sizable average of over 1,300 square feet per condo. Building features will include full sprinkling, balconies in select units, and roof decks that promise to offer sweeping vistas of the skylines of nearby Center City and University City. The project consists of a three-story vertical extension. The development consists of a three-story vertical extension to an original single-story structure, where a restaurant will be retained on the ground floor and 8,475 square feet of residential space will be added above. The building will feature a basement and full sprinkling. Permits list 2302 Grays Avenue L as the owner and Donald Plummer as the contractor. Construction costs are specified at $1 million.

Renovation Underway at 2501 Oakford Street in Grays Ferry, South Philadelphia

Renovation work has made significant progress at the renovation of a former clothing factory and warehouse at 2501 Oakford Street in Grays Ferry, South Philadelphia. Designed by Stanev Potts Architects, the project adds a fifth floor to the hulking, dilapidated four-story structure and converts the interior into 54 residences and artist studios. The 8,397-square foot addition will boost the 52,420-square-foot structure to a total of 60,817 million, at a cost of $8.5 million in construction work. Philly YIMBY’s recent site visit has revealed that significant progress has been made on the renovation, and the structure appears on track toward completion some time this or next year.
