Permits have been issued for the construction of a three-story, 43-unit mixed-use building at 912-22 Locust Avenue in East Germantown, Northwest Philadelphia, just north of LaSalle University. The structure will stand on a 21,272-square-foot lot on the southeast side of the block between Boyer and Devon streets, rising from a 10,800-square-foot footprint and holding 32,235 square feet of interior space. The development will include two commercial spaces, a cellar, and accessory storage space (to which the permits allocate a whopping 10,745 square feet). Permits list Bobby and Joyce M. Spears as the owners, RSG Management, LLC as the contractor, and a construction cost of $1.5 million.

Permits have been issued for the construction of a five-story, ten-unit apartment building at 721-23 North 16th Street in Fairmount, Lower North Philadelphia. The development will be situated on the east side of the block between Swain and Brown streets, in an area that may also be described as Francisville. The project will replace a pair of three-story, apparently well-maintained prewar rowhouses and will hold a total of 11,048 square feet of interior space, which translates to a sizable average of 1,100 square feet per unit. The building will feature full sprinkling, a cellar, and a roof deck, which, due to the building’s prominent height, promises to offer sweeping skyline views. Designed by Stuart Rosenberg Architects and developed by Brick Capital, the building rises six stories tall, and will feature two ground-floor commercial spaces, as well as 32 parking spaces. Amenities will include a fitness center and a roof deck, which promises to offer extensive skyline views.

Excavation work is making steady progress at The Skylar, a mixed-use development underway at 1601 Frankford Avenue in Fishtown, Kensington. Designed by Ambit Architecture and developed by Stamm Development Group, the new building will stand three stories tall, span 5,910 square feet, and feature ground-floor commercial space, four residential unit, a cellar, and a roof deck. In total, the building is expected to cost an estimated $1.15 million.

Demolition Progresses at 1700-30 North Howard Street in Olde Kensington

Demolition work is making steady headway at 1700-30 North Howard Street in Olde Kensington. Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.

Permits have been issued for the construction of a three-story, 16-unit residential building at 1901-09 North 33rd Street in Strawberry Mansion, North Philadelphia. The development will replace a vacant lot bound by North 33rd Street to the west, West Berks Street to the south, and Monument Street to the north, situated across from Fairmount Park. The structure will be built in four compartments separated by a fire wall, with each compartment containing four bi-level units. Building features include full sprinkling and parking for six bicycles. According to city permits, the site is under the ownership of the Philadelphia Land Bank. Permits also list Michael Johns as the design professional, BDFS Group Inc. as the contractor, and a construction cost of $2.4 million.

A slender, 49-unit apartment building is set to rise at 1208 Chestnut Street in Midtown Village, Center City. However, although demolition permits have been issued for the dilapidated three-story structure currently occupying the property, YIMBY’s recent site visit revealed that no demo work has yet taken place. Designed by SgRA and developed by Michael Alhadad, the building will span a narrow, through-block lot on the block between South 12th and South 13th streets, stretching north-south from Chestnut Street to Sansom Street. The building will span 51,436 square feet and will feature a basement, ground-floor commercial space, full sprinkling, and a roof deck. Permits list Christian A. Sanchez as the contractor and a construction cost of $5.5 million.
