A recent site visit by Philadelphia YIMBY revealed that residential conversion work appears to be complete at The Terrace on 18th at 1776 Benjamin Franklin Parkway in Logan Square, Center City. The 267-foot-tall, 27-story high-rise was built in 1964 and previously known as Embassy Suites Philadelphia Center City. The development was gradually overhauled over the course of the past year from hotel into a 288-unit rental apartment building, and upon our site visit the development appeared as complete, with no visible of signs of construction remaining. The Pearl Properties website indicates that the building is currently available for lease.

Permits Issued for 45-Unit Building at 6767 Germantown Avenue in Mount Airy, Northwest Philadelphia

Permits have been issued for the construction of a four-story, 45-unit apartment building at 6767 Germantown Avenue in Mount Airy, Northwest Philadelphia. The development will replace a three-story prewar structure on the east side of the block between Slocum and Pleasant streets. The building will rise from a 12,500-square-foot footprint and will contain 48,950 square feet of interior space. The ground floor commercial space will contribute to the existing retail corridor along the street, and the roof deck promises to offer sweeping views of the surroundings due to the building’s relative prominence. A total of 33 parking spaces will be included, one of which will be van-accessible. Permits list Neighborhlyliving LLC as the owner and Venco Builders Inc. as the contractor.

Permits have been issued for the construction of a three-story, six-unit apartment building at 2406 North 2nd Street in West Kensington. The development will replace a vacant site on the west side of the street, located just to the north of the intersection of North 2nd and West York streets. The attached structure will span a footprint of 1,564 square feet, and its planned 6,256-square-foot interior yields an average of just over 1,000 square feet per unit. The development will feature a cellar and roof decks. Permits list 2406 N 2nd Street LLC as the owner, Nicholas Coulter of KCA Design Associates as the architect, and 3L Homes LLC as the contractor. Construction costs are specified at $642,000.

Renderings have been revealed for a seven-story, 108-unit multi-family development at 2000-20 East Hagert Street in East Kensington. Designed by T + Associates, the structure will span 93,832 square feet. The new building will include 13 artist studios and parking for 19 cars, to be situated underground, as well as 37 bicycles. The project will also include a green roof and a roof deck.

The structure will rise at the northwest corner of Front and Norris streets, replacing a dilapidated and boarded-up three-story prewar building. The development will offer 22,992 square feet of interior space, which will include a commercial component. Features include full sprinkling and a roof deck, which will likely offer sweeping skyline views due to the structure’s relative prominence. Permits list Dr. Jerry Ginsberg as the owner, KCA Design Associates as the architect, and Tota Builders, Inc. [sic] as the contractor. Construction costs are specified at $710,000.

Permits have been issued for the construction of a three-story, 43-unit mixed-use building at 912-22 Locust Avenue in East Germantown, Northwest Philadelphia, just north of LaSalle University. The structure will stand on a 21,272-square-foot lot on the southeast side of the block between Boyer and Devon streets, rising from a 10,800-square-foot footprint and holding 32,235 square feet of interior space. The development will include two commercial spaces, a cellar, and accessory storage space (to which the permits allocate a whopping 10,745 square feet). Permits list Bobby and Joyce M. Spears as the owners, RSG Management, LLC as the contractor, and a construction cost of $1.5 million.

The building will feature full sprinkling, a cellar, and a roof deck, which, due to the building’s prominent height, promises to offer sweeping skyline views. Designed by Stuart Rosenberg Architects and developed by Brick Capital, the building rises six stories tall, and will feature two ground-floor commercial spaces, as well as 32 parking spaces. Amenities will include a fitness center and a roof deck, which promises to offer extensive skyline views.
