Permits have been issued for the construction of a three-story, six-unit apartment building at 2406 North 2nd Street in West Kensington. The development will replace a vacant site on the west side of the street, located just to the north of the intersection of North 2nd and West York streets. The attached structure will span a footprint of 1,564 square feet, and its planned 6,256-square-foot interior yields an average of just over 1,000 square feet per unit. The development will feature a cellar and roof decks. Permits list 2406 N 2nd Street LLC as the owner, Nicholas Coulter of KCA Design Associates as the architect, and 3L Homes LLC as the contractor. Construction costs are specified at $642,000.

Renderings have been revealed for a seven-story, 108-unit multi-family development at 2000-20 East Hagert Street in East Kensington. Designed by T + Associates, the structure will span 93,832 square feet. The new building will include 13 artist studios and parking for 19 cars, to be situated underground, as well as 37 bicycles. The project will also include a green roof and a roof deck.

Permits have been issued for the construction of a five-story, 21-unit mixed-use building at 2000 North Front Street in Fishtown, Kensington. The structure will rise at the northwest corner of Front and Norris streets, replacing a dilapidated and boarded-up three-story prewar building. The development will offer 22,992 square feet of interior space, which will include a commercial component. Features include full sprinkling and a roof deck, which will likely offer sweeping skyline views due to the structure’s relative prominence. Permits list Dr. Jerry Ginsberg as the owner, KCA Design Associates as the architect, and Tota Builders, Inc. [sic] as the contractor. Construction costs are specified at $710,000.

Permits have been issued for the construction of a three-story, 43-unit mixed-use building at 912-22 Locust Avenue in East Germantown, Northwest Philadelphia, just north of LaSalle University. The structure will stand on a 21,272-square-foot lot on the southeast side of the block between Boyer and Devon streets, rising from a 10,800-square-foot footprint and holding 32,235 square feet of interior space. The development will include two commercial spaces, a cellar, and accessory storage space (to which the permits allocate a whopping 10,745 square feet). Permits list Bobby and Joyce M. Spears as the owners, RSG Management, LLC as the contractor, and a construction cost of $1.5 million.

The project will replace a pair of three-story, apparently well-maintained prewar rowhouses and will hold a total of 11,048 square feet of interior space, which translates to a sizable average of 1,100 square feet per unit. The building will feature full sprinkling, a cellar, and a roof deck, which, due to the building’s prominent height, promises to offer sweeping skyline views. Permits list Mountfair Assoc. as the owner and Regis Development Corp. as the contractor. Construction costs are specified at $725,000.

Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.
