Construction Pending at 3611 Haverford Avenue in Mantua, West Philadelphia

As confirmed via a recent site visit, construction work has not yet started at a three-story, 20-unit residential building at 3611 Haverford Avenue in Mantua, West Philadelphia, though permits had been issued around last December. The building is proposed at a vacant lot on the north side of the block between North 36th and North 37th streets. The development will span 15,800 square feet of interior space (lending an average of just under 800 square feet per unit) and will feature full sprinkling. Permits list the Philadelphia Redevelopment Authority as the owner, Joseph W. Healy, RA as the design professional, and Buckley Futures LLC as the contractor. Construction costs are specified at $2.5 million.

A recent site visit by Philly YIMBY has revealed that construction is complete at a seven-unit mixed-use building at 3951 Lancaster Avenue in MantuaWest Philadelphia. The building is projected to rise four stories tall, with a commercial space to be located on the ground floor and residential units above. The building will also feature a roof deck. In total, the structure is expected to yield 10,700 square feet of interior space and cost an estimated $1.25 million to build.

Philly YIMBY has recently visited the construction site of a multi-family building at 4211-13 Chestnut Street in University CityWest Philadelphia. The new building will stand seven stories tall and will house 100 residential units, each an apartment. A roof deck will be located at the top of the build and will be accessed through a pilot house. In total, there will be 68,210 square feet of space within structure, which will cost an estimated $4 million to build.

Renderings Revealed for The Mark at 3615 Chestnut Street in University City, West Philadelphia

Renderings have been revealed for a massive new multi-family development called The Mark, located at 3615 Chestnut Street in University CityWest Philadelphia. Upon completion, the building will officially stand 34 stories tall, though a mechanical penthouse at the top will stretch the height higher, to just over 400 feet tall, a very sizable addition to this location. Designed by BKV Group and developed by Landmark Properties, the tower will hold 363 residential units, with 236 standard units and 127 group living units. Accessed from Ludlow Street, the development will hold space for 70 cars and 96 bicycles.

Construction Anticipated at Schuylkill Yards East in University City, West Philadelphia

A recent site visit by Philly YIMBY has discovered no significant signs of new construction at the 513-foot-tall, 34-story tower proposed at 3001 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by Practice for Architecture and Urbanism and developed by Brandywine Realty Trust and Drexel University, the red-clad high-rise will be the latest addition to the $3.5-billion, multi-building Schuylkill Yards development currently in progress in University City, adjacent to the Drexel campus. The tower at 3001 JFK Boulevard will feature 930,000 square feet of floor space, mostly office with 6,600 square feet allocated to retail, and will aim for LEED Silver certification.
