Permits have been issued for the construction of a four-story, 12-unit multi-family structure at 3401 Wallace Street in Mantua, West Philadelphia. Certain apartments will have access to private roof decks. Sweeping views of the skyline will likely be available from the top floor, spanning from University City to Center City and beyond. The property sits at the northwest corner of Wallace and 34th streets. The 15,755-square-foot building will cost an estimated $2.5 million to build. 3401 Wallace LLC is the listed owner.

Permits Issued for 3.0 University Place at 4101-23 in University City, West Philadelphia

Permits have been issued for the construction of 3.0 University Place, an eight-story, mixed-use building at 4101-23 Market Street in the West Powelton section of University City, West Philadelphia. Designed by the Sheward Partnership, the 274,294-square-foot structure will include retail and commercial space on the ground floor, with the office and lab space on the floors above. A green roof will be located atop the building. The permits provide for the construction of the core and shell, with other features requiring their own permits. The project will cost an estimated $14,793,930 to build.

Permits Issued for a Five-Unit Structure at 521 North 41st Street in West Powelton, West Philadelphia

Permits have been issued for the construction of a four-story, five-unit multi-family structure at 521 North 41st Street in West Powelton, West Philadelphia. The 7,187-square-foot development will feature a roof deck with two access structures. Kevin O’Neill is the project designer and Tester Construction is the contractor. Construction costs are estimated at $850,000.

The seven buildings that comprise the uCity Square project in University City, West Philadelphia, are under various stages of progress, with three currently under construction and four more still under planning, to be built in the next phase. The proposed towers will effectively surround One uCity Square, flanking the building to the south and to the west and creating an extraordinarily dense cluster of buildings. Designed by Zimmer Gunsul Frasca Architects and developed by Ventas Incorporated, uCity Square will bring 6.5 million square feet of mixed-use space spread across the 14-acre site. The three buildings will stand on North 38th Street, with the hotel proposed at the corner of North 37th Street and Filbert Street, and will rise 23, 18, 15, and 14 stories.

Construction Anticipated at 3151 Market Street at Schuylkill Yards in University City, West Philadelphia

Construction preparation appears imminent at the 185-foot-tall, 14-story tower proposed at 3151 Market Street in University City, West Philadelphia. The building will rise between Market Street and John F. Kennedy Boulevard and include lab space for use by the nearby universities. Designed by SHoP Architects, a firm with projects all over the world, the exterior originally had yellow exterior cladding, but the latest plans show a green metallic exterior. The building is developed by Brandywine Realty Trust as part of the 14-acre Schuylkill Yards development, which plans to include a major cluster of towers, though for now only a small group of high-rises under 500 feet tall have been proposed.

The Bulletin Building Nears Completion at 3025 Market Street in University City, West Philadelphia

The 14-acre, multi-tower Schuylkill Yards development is gaining traction as completion nears at the first building, the four-story Bulletin Building at 3025 Market Street in University City, West Philadelphia. Originally built in 1954, the commercial building has been incorporated into the greater development and overhauled on the outside and inside by developer Brandywine Realty Trust, which is responsible for the whole Schuylkill Yards project, and Practice for Architecture and Urbanism, which is also designing a number of buildings in the development. The modern renovation includes office, lab and science space, as well as 10,000 square feet of retail on the ground floor. Spark Therapeutics is the building’s primary tenant.

Tower Cranes Erected for Drexel’s uCity Square Tower in University City, West Philadelphia

Construction is progressing on the Drexel College of Nursing and Health Professions Tower in University City, West Philadelphia, where two tower cranes were recently assembled. Designed by Ballinger and developed by Wexford Science & Technology LLC, the 12-story building will stand 185 feet tall and yield some 600,000 square feet, greatly bolstering Drexel’s portfolio and adding density to the skyline of the growing neighborhood.

530-Foot-Tall Tower Awaits Construction at 3001 John F. Kennedy Boulevard in University City, West Philadelphia

The seventh-tallest building on Philly YIMBY’s December 2020 Development Countdown is the 34-story skyscraper proposed at 3001 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the bulky office building will feature an eye-catching staggered massing and an exterior of red aluminum cladding. The building, which will rise approximately 530 feet tall to the top of the parapet, is the first 500-foot-plus tower in the Countdown, the tallest proposal so far in the 14-acre Schuylkill Yards development, and will be the second-tallest building in West Philadelphia upon completion. Philly YIMBY’s recent site visit has revealed no construction progress so far at the parking lot that spans the site.

The 11th-tallest building on Philly YIMBY’s December 2020 Development Countdown is the 377-foot-tall, 19-story CHOP Hub for Clinical Collaboration at 3501 Civic Center Boulevard in University City, West Philadelphia. Designed by Perkins+Will, the building will add 550,000 square feet to the Children’s Hospital of Philadelphia campus, significantly expanding its medical space. Our recent site visit revealed that the concrete core currently stands 13 stories high, around two-thirds of its final height, with the steel frame in progress on the lower floors.
