Permits have been issued for the construction of a new mixed-use development at 4049 West Girard Avenue in East Parkside, West Philadelphia. Upon completion, the new building will rise four stories, while also aging a basement. There will be a commercial space located at the ground floor, with five residents units on upper floors (each being an apartment). In total the structure will span 5,544 square feet of space, while costing an estimated $554,400 to construct according to the permit.

Renderings Unveiled for Drexel’s Life Sciences Building at 3201 Cuthbert Street in University City, West Philadelphia

A recent Civic Design Review submission has revealed a set of new renderings for a 12-story, approximately half-million-square-foot mixed-use building proposed at 3201 Cuthbert Street (alternately 3200 Arch Street) at the Drexel University campus in University City, West Philadelphia. The 252-foot-tall structure (measuring from Cuthbert Street) will house 423,450 square feet of office and life sciences laboratory space, 12,365 square feet of retail on the lower two floors, 141 parking spaces spanning 56,802 square feet, and 12,887 square feet of accessory areas. The project team consists of Drexel University as the owner, Gattuso Development Partners (GDP) as the developer, and Robert A.M. Stern Architects (aka RAMSA) and Kendall Heaton Associates as the architects; the team also includes the firms Thornton Tomasetti, Burohappold Engineering, James Corner Field Operations, Perroni, and West 8.

Permits have been issued for the construction of a single-story substation structure at 3817 Spruce Street at the University of Pennsylvania campus in University City, West Philadelphia. Designed by Pennoni Associates and O Z Collaborative, the structure, officially known as Replacement Substation #4, will be located at the interior of the superblock bound by Spruce Street to the south, Walnut Street to the north, South 38th Street to the east, and South 40th Street to the west, and will span 1,880 square feet. Permits list HSC Builders & Construction as the contractor and a construction cost of $3.3 million.

Permits have been issued for the construction of a multi-family building at 5813 Cedar Avenue in Cobbs Creek, West Philadelphia. Designed by RKM Architects, the new building will rise three stories tall, with three residential units inside. Each of these units is expected to be an apartment according to the permit.

Permits have been issued for the construction of a two-unit mixed-use building at 27 South 60th Street in Cobbs Creek, West Philadelphia. Once completed, the new building will rise three stories tall, with commercial space on the ground floor. The structure will contain a total of 2,901 square feet. Permits list a cost of $489,296. The project is part of a larger development occurring on surrounding land parcels.

3025 John F. Kennedy Boulevard Rises to Amenity Level in University City, West Philadelphia

In University City, West Philadelphia, a new cluster of towers ascends, joining the skyline just to the west of Center City. Of these, the largest development currently underway is just to the west of the 30th Street Station, dubbed Schuylkill Yards. Located at 3025 John F. Kennedy Boulevard, the first tower of the 14-acre project (also known as Schuylkill Yards West) is now popping into view from various areas. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the 326-unit tower will eventually stand at a height of 361 feet and 28 stories and will hold lab and office space on the lower floors and residential units above.

YIMBY Shares Detailed Plans for 12-Story Building at 4746-48 Spruce Street in Garden Court, West Philadelphia

Earlier this month, Philly YIMBY shared the news regarding plans for a 12-story, 170-unit mixed-use high-rise development proposed at 4746-48 Spruce Street in Garden Court (alternately Walnut Hill), West Philadelphia, going before the Civic Design Review. Today we venture beyond the brief overview we presented with the earlier news break to share an extensive package of plans and diagrams that were presented within the CDR submission. Designed by PZS Architects, the project will allocate 149,590 square feet for apartments, 5,700 square feet of residential amenities, around 29,000 square feet of indoor commercial space (plus a 1,500-square-foot commercial tenant terrace) and parking for around 28 cars and 76 bicycles. Although demolition permits have been issued in May, no comprehensive construction permits have yet been issued; however, the project may proceed as of right as it conforms with the zoning code and requires no variances, and has already received a preliminary review and approval.

YIMBY Shares Extensive Project Details for 61-Unit Building Proposed at 3618-32 Haverford Avenue in Mantua, West Philadelphia

Earlier this month, Philly YIMBY shared several renderings for a four-story, 61-unit mixed-use development planned at 3618-32 Haverford Avenue in Mantua, West Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture) and developed by The HOW Group, the building will rise 45 feet tall, span 60,280 square feet, and offer ground-floor commercial space, two elevators, tenant storage, parking for 22 bicycles, outdoor landscaped space for residents, a roof deck, and a green roof. Today we share an extensive collection of renderings, plans, and diagrams for the proposed building as seen in its Civic Design Review submission.

The University City neighborhood in West Philadelphia is growing every year with new projects rising into the skyline. Designed by ZGF Architects and developed by Ventas Inc., the signature tower of One uCity Square at the 14-acre uCity Square development is well underway, as it approaches the final phases of construction. The building, located at 225 North 38th Street, rises to a height of 250 feet and 13 stories. The building makes for a refreshing design for the area, with the glass and metal exterior highlighting the jagged notches on the southeast corner.
