A New High-Rise May Be Coming to 600 South University Avenue in University City, West Philadelphia

Demolition is nearly complete at a three-story budget motel at 600 South University Avenue (also known as 600 University Avenue) in West Philadelphia. Located directly on the Schuylkill River waterfront near the southernmost point in University City, the hotel was built in the postwar period and was once geared toward University of Pennsylvania visitors, and was later converted into a prison halfway house and was at times described as a “hot sheets” motel. The facility was eventually shuttered and the structure has stood vacant for years. However, Philly YIMBY’s site visit last weekend revealed that the building has almost been reduced to a pile of rubble. Given its generous zoning and location at a major university, medical, and office hub, the site may be slated for a large, and possibly high-rise, development.

A rendering has been revealed for a 25-unit residential development at 314 South 46th Street as construction begins on the project located in Garden CourtWest Philadelphia. YIMBY shared news of the project in August, stating that permits were issued for the property. Developed by High Top Real Estate, the project includes a renovation of a former church, which will receive a third floor as well as an attached four-story addition.

The building will total 43,791 square feet of space and will cost an estimated $6,767,831 to build.

Concrete work has begun for the foundation at the 13-story One uCity Square in University City, West Philadelphia, after months of excavation. Designed by ZGF Architects and developed by Ventas Inc., the project is a key component of the 14-acre uCity Square development that will span multiple blocks. The building will eventually rise 250 feet tall and will feature office and lab space with Century Therapeutics and Integral Molecular, as well as retail space.

Drexel College of Nursing and Health Professions Rises Past Halfway Point in University City, West Philadelphia

Construction at the Drexel College of Nursing and Health Professions in University City in West Philadelphia has been underway for the past few months, and the steel structure currently rises high enough to start making an impact on the skyline. Designed and developed by Wexford Science & Technology LLC, the 185-foot-tall structure will feature a façade with a mix of staggered glass of varying shades. The structure now rises seven stories tall, just past halfway on the way to its eventual 12-story height. The building is a part of the 14-acre uCity Square project that will dramatically raise the profile several city blocks.
