Permits Issued for 723 North 35th Street in Mantua, West Philadelphia

Permits have been issued for the construction of a 19-unit multi-family building at 723 North 35th Street in MantuaWest Philadelphia. Two of these units come from a green roof bonus, due to the inclusion of a green roof at the top of the structure, with more six moving from a mixed-income bonus, as affordable ins are also incorporated into the project. There will be seven bike parking spaces to help serve these residential units. CANNOdesign is the firm of record for the project, which is projected to cost $2.96 million to construct.

A recent site visit by Philly YIMBY has revealed that construction has been complete at Ludlow 43 at 12-14 South 43rd Street in Spruce Hill, West Philadelphia. The building rises six stories and 76 feet tall, making it one of the larger buildings in the area. The development features 18 residential units, which include eight one-bedrooms, five two-bedroom, three three-bedroom, and two four-bedroom apartments. Also featured in the development will be five parking spaces, a fitness center, and a roof deck.

Today Philly YIMBY takes an in-depth look at the Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Construction Anticipated at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBY has discovered that construction has not yet begun at a seven-story, 88-unit residential building proposed at 4219-23 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects, Inc., the building will span 55,280 square feet, and rise 80 feet high to the main roof, and 93 feet to the top of the bulkheads. Features will include a roof deck and parking for 16 cars and 30 bicycles. The structure will replace a two-story commercial building that was previously occupied by a dialysis center, which, as our staff photographer has found, remains standing on the site with no signs of demolition, even though zoning permits for demolition and construction had been issued in September and December 2020, respectively.
