Foundation Complete at 245 North 12th Street in Chinatown, Center City

Foundation work appears complete for the four-story, six-unit building at 245 North 12th Street in Chinatown, Center City. Designed by Coscia Moos Architecture and developed by R+M Development Partners, with the Tester Construction Group as the contractor, the development will rise from a 1,776-square-foot footprint and contain 7,661 square feet of interior floor space. The roof deck promises to offer dramatic views of the skyline, given the structure’s future prominence. Other features will include full sprinkling, six off-site parking spaces, and parking for seven bicycles. Construction costs are listed at $1 million.

Development Pending at Nearly 15,000-Square-Foot Lot at 19-27 South 8th Street in Market East, Center City

Developer and parking lot operator Parkway Corporation is currently looking for opportunities to redevelop a 14,495-square-foot parking lot at 19-27 South 8th Street in Market East, Center City. There appear to be no active proposal currently planned for the site, as no permits have been filed and the property is listed in the developer’s “opportunities” section. As with many of Parkway’s other parking lots, it appears that the operator/developer is looking for an anchor tenant and/or a development partner. Under the current zoning, the site may accommodate a high-rise proposal standing 30 stories or taller

The 10th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 366-foot-tall, 32-story residential tower proposed at 204 South 12th Street in Washington Square West, Center City. Designed by Rogers Stirk Harbour + Partners (with BLT Architects as the architect of record) and developed by Midwood Investment & Development, the building will span 401,870 square feet of interior space and offer 378 rental units, as well as ground-level retail and parking for 96 cars and 130 bicycles. Permits list construction costs at $111 million.

A Look at the Lobby of the Comcast Technology Center, Philadelphia’s Tallest Building

The Comcast Technology Center at 1800 Arch Street in Center City is both the tallest building and one of the largest structures in Philadelphia, standing 1,121 feet tall and spanning over 1.5 million square feet of interior space. Completed in 2017, the supertall stands 60 stories high and features office space on its lower floors and a hotel on its upper levels, with an observation deck at the top. The project was developed by Liberty Property Trust and designed by Foster and Partners, with Thornton Tomasetti behind the structural design and LF Driscoll as the contractor. Gensler crafted the exquisite and sometimes bizarre interior of the main lobby, with an architectural style well-suited for the modern workforce and the general public alike. In this feature, Philadelphia YIMBY observes the east lobby of the Comcast Technology Center which is open to the employees and the public at limited times.

The 11th Place on Philly YIMBY’s December Countdown Goes to One Dock Street in Society Hill, Old City

The 11th place on Philly YIMBY’s December 2021 Development Countdown goes to the 364-foot-tall, 31-story One Dock Street in the Society Hill section of Old City, Center City. Designed by BLT Architects and developed by LCOR Incorporated, the skyscraper will rise next to architect I.M. Pei’s similarly-scaled Society Hill Towers, offering the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

Designed by Ennead Architects and Stantec and developed by Jefferson Health and National Real Estate Development the building is well on its way to its final height of 364 feet and 23 stories. The structure, alternately known as 1101-53 Chestnut Street, is part of East Market Phase 3, the latest expansion of the East Market complex.

High-Rise Development Likely at Nearly 10,000-Square-Foot Lot at 804 Sansom Street in Market East, Center City

Developer and parking lot operator Parkway Corporation seeks to redevelop a 9,357-square-foot parking lot at 804 Sansom Street in Market East, Center City. It appears that there is no active proposal currently slated for the site, as no permits have been filed and the property is listed in the developer’s “opportunities” section, meaning that Parkway is likely looking for an anchor tenant and/or a development partner. Situated on a mid-block site on the south side of the block between South 8th and South 9th streets, the lot is advertised as capable of supporting a 112,284-square-foot building with a floor-to-area ratio of 12:1, or an 187,140-square-foot building under an FAR of 1:20. The latter version would easily allow for a building rising 30 or even 40 or so stories, which would make the building one of the tallest east of City Hall.

The 17th Place on Philadelphia YIMBY’s December 2021 Development Countdown goes to 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last reviewed the project for our last year’s countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.

Construction Elevator Removed From Arthaus In Washington Square West, Center City

The construction elevator that was attached to the west facade has been completely removed off Arthaus, a skyscraper under construction at 311 South Broad Street in Washington Square West, Center City. Designed by Kohn Pedersen Fox and developed by Philadelphia-based Dranoff Properties, the tower stands 542 feet and 47 stories above ground. Once completed, the building will offer 108 condominium units along with underground parking and retail on the ground floor.
