Construction Anticipated for 50-Unit Apartment Building at 502 Wood Street in Old City

In the near future, construction is expected to begin on a six-story, 50-unit apartment building at 502 Wood Street in the Old City section of Center City. Although Philadelphia YIMBY’s recent site visit revealed no signs of construction, with a parking lot still operational at the location, we expect work to begin soon as a construction permit was issued last December. Designed by JKRP Architects, the slab-like structure will span the block between North 5th Street and North Randolph Street, situated directly across from the elevated Interstate 676 aka the Vine Street Expressway. The building will feature two elevators, full sprinkling, and parking for 13 cars, two of which will be reserved for car share and another as an electric car charging space. Permits list Tester Construction Group as the contractor and a construction cost of $5.55 million.

Cleared Lot Awaits Construction of Nine Townhouses at 316-20 South 11th Street in Washington Square West, Center City

Last October, Philadelphia YIMBY reported on the demolition of a three-story prewar parking garage to make way for a nine-unit townhouse development at 316-20 South 11th Street in Washington Square WestCenter City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Facade Slowly Climbs Toward the Pinnacle at Riverwalk South at 60 North 23rd Street in Center City West

Riverwalk is a two-tower rental development under construction at 60 North 23rd Street on the Schuylkill River waterfront in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the complex will offer 711 apartments upon completion. The north tower, which stands 315 feet and 28 stories tall, has been completed for several months. The taller south tower, which rises 362 feet and 32 stories and will hold 380 units, is being assembled at a rather slow pace.

YIMBY Looks at Rental Amenities at Riverwalk at 60 North 23rd Street in Center City West

Recently, Philadelphia YIMBY published an overview of Riverwalk, also known as Riverwalk Philly, a rental complex at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the development consists of two high-rise buildings that will offer a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. Today, YIMBY looks at the development’s 50,000-square-foot amenity suite and the development’s extensive resident services.

Facade Nearly Complete at The Laurel Rittenhouse in Rittenhouse Square, Center City

The facade is nearly complete at The Laurel Rittenhouse, one of the most highly anticipated projects in Philadelphia. The tower rises at 1911 Walnut Street in the Rittenhouse Square neighborhood of Center City, just across the street from Rittenhouse Square Park. The tower was previously stated to stand 599 feet feet tall, but recent documents reveal an actual height of 604 feet. The skyscraper rises 48 stories tall, with two additional mechanical floors, and will feature 185 rental apartments and 65 condominium units. A three-story podium containing amenity space will be attached at the north side of the main building.
