Permits Issued for Vertical Extension at Fishtown Power Plant Redevelopment at 1325 Beach Street in Fishtown, Kensington

Partial permits have been issued for the Fishtown Power Plant Redevelopment, a mega-project planned at 1325 Beach Street in Fishtown on the Delaware River waterfront. The development includes a renovation of the Delaware Generating Station, a closed and abandoned power plant where construction work is already in progress, and a two-study addition atop the structure, for a combined 284 residential units inside. The permits were issued specifically for the addition, as renovations have already been underway for some time. The two additional floors will hold 68 residential units within 49,260 square feet of space. Construction costs for this portion of the project are estimated at just under $8 million.

Possible Height Change Revealed for 113-121 South 19th Street in Rittenhouse Square, Center City

Recently published permits reveal that another height change is possible for 113-121 South 19th Street in Rittenhouse Square, Center City. The permit states that the building will now stand 52 stories, meaning it will likely have a height above 600 feet. Designed by DAS Architecture and Partners, the 267,874 square-foot tower will have 215 residential units and 30,180 square feet of commercial space. The design will feature slender profile and will be clad in light and dark and light shades. The building was developed by Pearl Properties, which was also behind The Harper located nearby.

Permits Issued for Three-Unit Residential Building at 615 South Third Street in Queen Village, South Philadelphia

Permits have been issued for the construction of a four-story, three-unit residential building at 615 South Third Street in Queen Village, South Philadelphia. The project consists of major renovations to an existing building, which includes a vacant commercial space located on the ground floor. The renovated area will measure 2,905 square feet while the new addition will measure 600 square feet. A roof deck will also be built. Permits list Jianchao Li as the design professional and Christopher Lord as the contractor. Total construction cost is set at $400,000.

Permits Issued for 20-Unit Vertical Extension at 1501-05 Fairmount Avenue in Fairmount, North Philadelphia

Permits have been issued for the construction of a three-story, 20-unit vertical addition atop a prewar Art Deco commercial building situated at 1501-05 Fairmount Avenue in Fairmount, Lower North Philadelphia. The project will add 20,558 square feet of space to the existing structure, bringing the total to 26,025 square feet. Existing commercial space at the ground floor will be renovated and expanded, and seven bicycle parking spaces will be added. Permits list 1500 Fairmount LLC as the owner, Brett Harman as the design professional, and Construct Design Corp. Inc. as the contractor. Construction costs are specified at $2.7 million.

Permits Issued for Renovation and Vertical Extension at 4309 Westminster Avenue in Belmont, West Philadelphia

Permits have been issued for the renovation and a single-story vertical extension for a three-story rowhouse at 4309 Westminster Avenue in Belmont, West Philadelphia. The building, situated on the north side of the block between North 43rd Street and Belmont Avenue, is part of a block-long ensemble of prewar rowhouses. The project will cover 3,080 square feet of existing interior space and add 767 square feet of new construction, and will feature three residential units as well as an accessible green roof. Permits list Horace Andrews as the owner, Christopher Menna as the design professional, and Terox Electric & Construction Corp. as the contractor. Construction costs are listed at $50,000.

Permits Issued for Vine Street Apartments at 1209-15 Vine Street in Callowhill

Permits have been issued for Vine Street Apartments, a 120-unit large multi-family development located at 1201-15 Vine Street (with an alternate address of 1201-1209 Vine Street) in Callowhill. Designed by Cadre Design, the development involves horizontal and vertical extensions to an existing building at the site. Upon completion, the structure will stand eight stories tall and will include 36 mechanical parking spaces. In total, the building will offer 83,635 square feet of space and cost an estimated $10 million to build.

The project consist of a three-story vertical extension to an existing single-story structure. A restaurant will be located on the ground floor, with residential units above. In total, the building will hold 8,475 square feet of space. Construction costs are estimated at $1 million.

Philadelphia YIMBY Presents Updated Massing Renderings for 113-121 South 19th Street in Rittenhouse Square, Center City

Philadelphia YIMBY recently announced the filing of new permits for 113-121 South 19th Street in Rittenhouse Square, Center City, which appear to give a height bump for the structure. Designed by DAS Architecture and Planning, the 215-unit building is now planned to rise 57 stories, meaning that its height may reach over 600 feet. The slender tower is an unusual proposal for the city due to its smaller-than-average floor plates. The project is developed by Pearl Properties, which has also built The Harper, a high-rise residential building that opened in 2019 a block away. Today we present exclusive massing renderings that show the potential effect the building may have on the skyline.

Permits have been issued for Comly Commons, a 139-unit development at 1810-34 East Hagert Street (also known as 1825 East Boston Street) in East Kensington. Designed by SgRA Architecture, the project consists of renovation of multiple existing industrial buildings and additions that will make for a singular, six-story structure. The 133,014-square-foot building which will also hold artisan industrial space. According to permits, construction costs are estimated at $8.45 million.

A Review of the Future Site of 2300-24 Market Street in Center City West

Two months ago, Philadelphia YIMBY had reported on a new and exciting development that will rise in Center City West. Located at 2300-24 Market Street, an overbuild is planned to rise on top of several structures that has been standing for over 50 years. Designed by Tantillo Architecture and developed by Lubert-Alder, the new building will stand 202 feet and 14 stories tall.
