Another day, another new building is set to rise Front Street. Permits have been issued for the construction of a 35-unit multi-family dwelling at 2043-51 North Front Street in Fishtown. Designed by CANNOdesign, the building will rise six stories tall and will feature commercial space on the ground floor and 35 bicycle spaces, providing a 1:1 ratio of bike spaces to units that will help encourage green forms of transportation. Tester Construction is listed as the contractor.

Permits Issued for Vertical Extension at Fishtown Power Plant Redevelopment at 1325 Beach Street in Fishtown, Kensington

Partial permits have been issued for the Fishtown Power Plant Redevelopment, a mega-project planned at 1325 Beach Street in Fishtown on the Delaware River waterfront. The development includes a renovation of the Delaware Generating Station, a closed and abandoned power plant where construction work is already in progress, and a two-study addition atop the structure, for a combined 284 residential units inside. The permits were issued specifically for the addition, as renovations have already been underway for some time. The two additional floors will hold 68 residential units within 49,260 square feet of space. Construction costs for this portion of the project are estimated at just under $8 million.

Permits Issued for Partial Demolition of the Saint Laurentius Church at 1600 East Berks Street in Fishtown

Permits have been issued for the demolition of the main towers and possibly other portions of the Saint Laurentius Church at 1600 East Berks Street in Fishtown. Current demolition costs are set at $500,000 for the 7-story, 141 year old church due to the ongoing threat of collapse. Andrew Menyo is the design professional listed for the demolition.

Permits have been issued for the construction of a pair of multi-family buildings at 2125 East Norris Street in Fishtown, Kensington. Upon completion, both buildings will rise three stories tall. Each will feature a roof deck. There will be four residential units within each building, for a combined total of eight units. Each structure will hold 4,672 square feet of space, with construction costs estimated at $465,000 each. KCA Design Associates is listed as the project’s design professional, with City Suburban Home Builders LLC acting as the contractor.

Construction Underway on 38-Unit Residential Building at 1600 North Front Street in Fishtown, Kensington

Construction is underway at a five-story, 38-unit mixed-use development at 1600 North Front Street in Fishtown, Kensington, next to the elevated Market-Frankford Street Line. Designed by KJO Architecture, the building will feature retail at the ground floor, which will contribute to the commercial corridor along the street.

Revised Design Revealed For Northbank In Fishtown

A new design is coming to the Civic Design Review for Northbank, a massive development being constructed at 2001 Beach Street in Fishtown. YIMBY has recently shared an update on the first phase of towhouse construction, showing the section closest to the Delaware River underway. However, the other major portion of the property on the far side from the river has remained idle, awaiting finalized plans. Now, it appears that an updated design may be coming to fruition. Northbank will now offer 491 residential units, with a mix of 387 single-family townhomes and 104 duplex units. A total of 781 parking spaces will be included, of which 199 will be located outdoors. ISA remains the architectural firm behind the project.

Permits Issued for 15-Unit Building at 2400 Frankford Avenue in Fishtown, Kensington

Permits have been issued for the construction of a 15-unit mixed-use building at 2400 Frankford Avenue in Fishtown, Kensington. Designed by CANNOdesign and developed by Khosla Properties, the building will rise four stories tall, with a commercial space on the ground floor and 15 residential units above. Five bicycle spaces will also be included in the project. In total, the building will hold 17,972 square feet of space and cost an estimated $2.6 million to build. Tester Construction is listed as the contractor.

Fishtown Takes the 20th Place on Philly YIMBY’s First Anniversary Countdown

Philadelphia YIMBY’s month-long First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, makes it past the one-third-of-the-way mark as it finds the neighborhood of Fishtown at the 20th place, with a total of 40 category tags. It is hardly surprising to see this well-known, long-running development hotspot among last year’s top 20 most frequently mentioned categories. If anything, it is impressive that the increasingly built-out neighborhood is still churning out new development at such a consistent rate even after more than twenty years of steady growth.

Renderings have been revealed for a 204-unit mixed-use development at 1700 North Front Street in Fishtown, Kensington. Designed by NORR, the building will rise five stories tall and will feature 172,844 square feet of interior space, with 123,218 residential square feet, an additional 5,264 square feet of space reserved for amenities, and a ground-floor commercial space spanning 16,429 square feet. The residences will include 28 studios, 141 one-bedroom, and 35 two-bedroom units. The development will also include 70 bicycle spaces.

Construction Progresses at Northbank on the Delaware River Waterfront in Fishtown, Kensington

Construction has made significant progress at Northbank, a large development underway at 2001 Beach Street on the Delaware River waterfront in Fishtown, Kensington. The project replaces a massive vacant swathe of land with a mixed-use complex that will act as a mini-neighborhood of its own. In total, the project will contain just under 900 residential units. The development will be anchored by two large mixed-use buildings and will also include 254 townhouses and 104 stacked homes.
