Judging by recent permit activity, demolition appears imminent at 2331-33 East York Street in Olde Richmond, Kensington, where a three-story rowhouse and an adjacent fenced-in lot are slated to be replaced by a three-story mixed-use building. The building will hold commercial space in the basement and at the first floor (which will house a restaurant, according to both permits and the rendering) and four residential units on the floors above. The 7,400-square-foot structure will feature full sprinkling and a roof deck, which, judging by the building’s height and lack of nearby obstructions, will offer decent views of the skyline. Today we take an in-depth look at the 241,490-square-foot development planned. Designed by Varenhorst Architects and developed by Streamline, the structure will be situated on the north side of the avenue across from the Rivers Casino and Penn Treaty Park on the Delaware River waterfront. The modular structure will rise 124 feet tall to the top of the main roof (and around 135 or so feet tall to the top of the mechanical screens at the bulkhead) and will house 99 studios, 87 one-bedroom apartments, and 58-two-bedroom units. Features will include outdoor landscaping, a 2,776-square-foot roof deck with extensive skyline views, and parking for 49 cars and 102 bicycles. Construction costs are estimated at $55 million.
A recent site visit by Philadelphia YIMBY has revealed that significant construction progress has been made at The Port at Aramingo, a four-story, 11-unit apartment complex at 801-11 Aramingo Avenue in Fishtown, Kensington. The recently topped-out development rises on the northern side of the angled intersection of Aramingo Avenue and East Fletcher Street, just to the north of an Interstate 95 ramp. Designed by Harman Deutsch Ohler Architecture, the complex officially consists of three independent buildings, yet is apparently being constructed as a single structure that spans a total of 16,253 square feet. The complex will offer two studios, five one-bedroom, three two-bedroom, and one three-bedroom apartments. The development will feature a basement, full sprinkling, balconies, and roof decks, which, given the structure’s prominence above the surroundings, promise to offer sweeping skyline views. Designed by Paul Drzal, the structure spans 42,000 square feet and offers a ground-level fresh market and adjacent retail space (which also extends to the cellar), elevator service, full sprinkling, and eight off-street bicycle parking spaces.
