A series of five adjacent three-story, six-unit apartment buildings have been proposed at 3837 through 3845 Wallace Street in Mantua, West Philadelphia, yielding a total of 30 apartments. Designed by Haverford Square Designs, each structure will span 4,500 square feet, lending an average of 750 square feet per unit, and will feature a basement, nine-foot-plus ceilings, and full sprinkling. Permits for each structure list Francesco Zampetti as the design professional, Eugene Naydovich of Fitler Development as the contractor, and a construction cost of $200,000.

A recent site visit by Philly YIMBY has documented construction at a three-story, eight-unit multi-family building at 5007 Pentridge Street in Cedar ParkWest Philadelphia. Designed by Ambit Architecture, the project rises on the north side of the block between South 50th and South 51st streets. The development will span around 6,500 square feet (including cellar space). Permits list Baltimore Select Properties LLC aka Select Redevelopment as the contractor, and a construction cost of $850,000.

Construction and Vertical Extension Anticipated at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia

Last September, Philly YIMBY reported that permits have been issued for the construction of a four-story, 20-unit addition and vertical extension to a prewar Art Deco commercial building at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia. More than half a year later, our visit revealed no construction progress at the development. Designed by Harman Deutsch Ohler Architecture, the development will add 20,558 square feet of space to the existing building, boosting the total area to 26,025 square feet. The project, which is also known under the address of 1501-05 Fairmount Avenue, will feature 5,467 square feet of commercial space, elevator service, roof decks, parking for seven bicycles, and full sprinkling. Permits list Construct Design Corp. Inc. as the contractor and a construction cost of $2.7 million.

BruBox at 3120 Jefferson Street

BrüBox Completes Construction in Brewerytown, North Philadelphia

Last June, Philly YIMBY reported that construction was nearing completion at BrüBox at 3120 Jefferson Street in Brewerytown, North Philadelphia. Since that time, the five-story, 32-unit rental building, alternately spelled BruBox (without the umlaut), has been completed and open to residents. Designed by Coscia Moos Architecture and developed by Khosla Properties, with Tester Construction Group as the contractor the development spans 29,427 square feet and, according to permits, cost $5.15 million to construct. BrüBox offers residences ranging from studios to two-bedrooms and spanning 525 to 1,000 square feet and includes parking for ten cars and 11 bicycles.

Excavation Underway at The Box Factory Lofts at 31 East Columbia Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has revealed that excavation is currently underway at an eight-story, 63-unit apartment building at 31 East Columbia Avenue in Fishtown, Kensington. Designed by SITIO Architecture + Urbanism, the building is an expansion for the existing Box Factory Lofts, a four-story prewar industrial building located at 21 East Columbia Avenue, which houses 20 rental units. The new building will add 67,342 square of feet of space to the development and will introduce a new shared lobby to be shared by the two structures, as well as a common residential courtyard. The new building will feature ground-level retail, elevator service, full sprinkling, covered parking for ten cars (including three car share and one accessible space) and 30 bicycles, and a roof deck. Permits list Equinox Management and Construction as the contractor and a construction cost of $13 million.
