Pearl Properties to Renovate 1709 Benjamin Franklin Parkway in Logan Square, Center City

Most new developments proposed along Benjamin Franklin Parkway in the Logan Square area of Center City consist of ground-up construction, yet at least one will involve a major renovation instead. The eight-story office building at 1709 Benjamin Franklin Parkway, also known as the United Way Building, was designed by Mitchell/Giurgola Associates and was completed in 1971 with a height of 89 feet and over 60,000 square feet of floor space. In April 2018, Pearl Properties purchased the entire building for $10.9 million. The exterior will remain largely intact, yet the interior will be thoroughly renovated up to a competitive 21st century standard. The future tenant will also have the option to install their logo on the the building parapet.

1208 Chestnut Street to Rise Nine Stories in Market East, Center City

While the Market East district of Center City is seeing a surge in high-rise proposals, development is also taking place on smaller properties around the neighborhood. At 1208 Chestnut Street, a nine-story building will replace the Rainbow Apparel building that has sat empty for years. Michael Alhadad is the developer behind the 49 unit-structure, which will reach a height of 122 feet. The building will be very thin but the thinnest faces of the building will stretch out from Chestnut Street to Sansom Street.

25-story 12+Sansom to Bring 220 Residential Units to Market East, Center City

A number of new residential projects in various development stages are transforming Center City‘s Market East neighborhood, such as 12+Sansom, a 25-story tower proposed for 123 South 12th Street. Located at the corner of South 12th and Sansom Streets, the building will stand 306 feet tall and include 220 residential units, which will range from 800 and 1,400 square feet. Perkins Eastman is the project architect and Brickstone Realty is the developer.

Jefferson University Caroline Kimmel Biomedical Research Building to Rise in Washington Square West, Center City

Jefferson Health has long served as a major catalyst for development in the Washington Square West and Washington Square West neighborhood in Center City. The medical services provider is now planning to expand at 1020 Walnut Street with a new 170-foot-tall, 12-story structure designed by Payette. The 220,000-square-foot facility will be called the Jefferson University Caroline Kimmel Biomedical Research Building, named after Sidney and Caroline Kimmel in recognition of their $70 million donation.

New Renderings Reveal Design Updates at 33 North 22nd Street, Center City West

Last month, YIMBY presented a thorough overview of 33 North 22nd Street, a 328-foot-tall residential high-rise proposed in Center City West by PMC Property Group. The 29-story, 341-unit tower will replace the 32,616-square-foot Trader Joe’s parking lot south of John F. Kennedy Boulevard, whch sits just to the northwest of the curved Murano condominium. The design by Solomon Cordwell Buenz a unique avant-garde style to the area unlike any other in the city. A recent design update revealed in the recent Civic Design Review filing shows certain updates, such as a lower parapet and extended porcelain panels at the base.
