YIMBY Offers More Perspectives of One Liberty Place Shortly After Completion

The idea of building higher than the William Penn statue atop Philadelphia City Hall was roundly rejected by city planners and the public for a long time. Boldly, in 1983, Willard G. Rouse III of Rouse and Associates bought a large plot of land and scouted for an architect to design a pair of limit-breaking towers. In April 1984, a proposal was revealed to the city, which was met with with heavy opposition, though the decision to go ahead with the project was eventually approved via a vote. In May 1985, the official designs by Helmut Jahn were revealed at the groundbreaking, inaugurating the construction of two office towers and a hotel, which lasted from 1985 and 1990 and changed the Philadelphia skyline in the process. Although Philly YIMBY has already looked at One Liberty Place shortly after completion, today we take look at more perspectives of the iconic structure from the time when it finished construction.

Facade Nears Top of 2222 Market Street in Center City West

Substantial development progress continues in Center City West, with multiple new buildings transforming the neighborhood. Over the course of the past year, 2222 Market Street has risen 295 feet tall and 20 stories above ground. Designed by Gensler and developed by Parkway Commercial Properties, the building is poised as the new headquarters for law firm Morgan, Lewis, Bockius LLP, and will also offer retail space on the ground. In this update, Philadelphia YIMBY looks at the under-construction building, where facade installation is approaching the top of the structure.

Work Underway at 244-58 North 2nd Street in Old City

Site prep activity is starting to make headway at an 11-townhouse development at 244-58 North 2nd Street in Old City. Each of these homes is expected to rise four stories tall. The homes will include roof decks, cellars, and parking for two cars, the latest in a recent influx of mansions added around Center City.

Permits Issued for Foundation Work for 12+Sansom at 123-27 South 12th Street in Midtown Village, Center City

Permits have been issued for the construction of the foundation at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. Designed by Studios Architecture and developed by Greystar Real Estate Partners, with BLT Architects as the architect of record and Clemens Construction Company as the contractor, the building will offer 399 rental units and 10,844 square feet of retail. The structure will rise from a 33,462-square-foot footprint and hold 370,860 square feet of floor space. The cost of foundation work is listed at $6 million, which amounts to nearly five percent of the previously listed total construction cost of $132.25 million.

Topping-Out Approaches at 214 Vine Street in Old City

Since YIMBY aired an update on the project one month ago, much progress has been made at 214 Vine Street in the Old City section of Center City. Designed by Moto Designshop, the new building is expected to rise six stories tall and hold 29 apartments. The building will contain 26,550 square feet of space.

Construction Rises Above Ground at 139 North 23rd Street in Logan Square, Center City

Construction work is making steady progress at 139 North 23rd Street, a large multi-family development in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by PMC Property Group, the building will rise four stories tall and hold 115 apartments. Green roof and mixed-income bonuses allowed the project to reach its full density, which total 122,576 square feet. A below-grade garage will bring space for 42 vehicles. In total, permits estimate construction to cost $35 million.

YIMBY Shares Rental Unit Layouts at Riverwalk at 60 North 23rd Street in Center City West

In a recent publication, Philadelphia YIMBY shared an overview of Riverwalk, also known as Riverwalk Philly, a mixed-use development at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project consists of two towers that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. In the earlier article, we presented an overview of the development and its amenities. Today, we take an in-depth look at the residences and share a comprehensive catalog of unit layouts.

Excavation Underway at 36-38 South 2nd Street in Old City

Construction is beginning to make progress at 36-38 South 2nd Street, site of a future mixed-use development in the Old City section of Center City. Designed by CANNOdesign, the building will stand seven stories tall, an appropriate height for Old City. Commercial space will sit on the ground floor and 61 residential units will be located above. The building will hold 51,623 square feet of space and include a roof deck. Tester Construction is the contractor behind the project. Construction costs are estimated at $10.5 million.

YIMBY Shares New Renderings for Broad + Pine in Washington Square West, Center City

Last month, YIMBY shared images of the updated, scaled-down design for Broad + Pine, a high-rise development proposed at 337-41 South Broad Street (alternately 337 South Broad Street) in Washington Square West, Center City. Designed by My Arch and developed by Dranoff Properties, the tower will rise 15 stories tall and hold 145,220 square feet of space, with ground-floor commercial space and 91 residential units, as well as an 11,995-square-foot parking with space for 18 cars. Philadelphia YIMBY Observes Decorative Lighting at One Liberty Place in Center City

As the nighttime Philadelphia skyline is becoming brighter with new projects featuring decorative lighting, One Liberty Place has also made its mark on the dark night sky. Located at 1650 Market Street in Center City, the skyscraper was constructed 1987 and rises to a height of 945 feet and 61 floors. The tower was designed by Helmut Jahn of Murphy/Jahn and developed by Willard Rouse of Rouse and Associates. The structural design was crafted by Thornton Tomasetti and the tower was constructed by LF Driscoll between 1985 and 1987, with The Lighting Practice as the new contractor for the lights. In this feature, Philadelphia takes an extended look at the improved lighting on the crown of the trophy tower.
