Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, briefly took a backseat to hot-off-the-presses content we shared with our readers. Today, we resume the series by looking at the 19th place in the countdown, which goes to North Philadelphia East, which has garnered 40 category mentions. To be more precise, this entry also includes North Central Philadelphia and North Philadelphia West, which have amassed 36 and 34 mentions, respectively. We are grouping all three in a single publication due to significant overlap between the categories.

The structure will replace a vacant lot on the west side of the block between West Susquehanna Avenue and Germantown Avenue, next to a similar building planned at 2218 North Marshall Street. The structure will span an 849-square-foot footprint and will feature 2,572 square feet of interior space, translating to around 857 square feet per apartment. The development will include a cellar and a roof deck, which will offer skyline views in most directions thanks to the structure’s generally unobstructed sightlines. Permits list 3637 Realty LLC as the owner, Christopher Menna as the design professional, and JPL Construction as the contractor. The design professional and the contractor match those at the building planned next door, indicating that they may be part of the same development initiative. Construction costs are estimated at $180,000.

Revised Design Revealed For Northbank In Fishtown

A new design is coming to the Civic Design Review for Northbank, a massive development being constructed at 2001 Beach Street in Fishtown. YIMBY has recently shared an update on the first phase of towhouse construction, showing the section closest to the Delaware River underway. However, the other major portion of the property on the far side from the river has remained idle, awaiting finalized plans. Now, it appears that an updated design may be coming to fruition. Northbank will now offer 491 residential units, with a mix of 387 single-family townhomes and 104 duplex units. A total of 781 parking spaces will be included, of which 199 will be located outdoors. ISA remains the architectural firm behind the project.
