Construction Nearly Complete at 2243 North Broad Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street, a block to the north of the Temple University campus in North Philadelphia. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and a construction cost of $700,000.

YIMBY Looks at Amenities and Rental Units at The Vienna in Brewerytown, North Philadelphia

Earlier this month, Philly YIMBY has announced the completion of The Vienna, a five-story, 26-unit rental apartment building at 1539 North 26th Street in Brewerytown, North Philadelphia. The development was designed by KCA Design Associates, developed by Design Pro Development, and spans 29,042 square feet. Today we take an in-depth look into the building’s amenities and units.

Permits have been issued for the construction of a four-unit apartment building at 1307 West Erie Avenue in Hunting Park, North Philadelphia. Designed by KCA Design Associates, the building will rise four stories tall and will include a basement. Permits call for 6,880 square feet of space. A roof deck with an access structure will be located at the top of the structure.

Construction has been complete at a three-story, three-unit residential building at 1725 North 21st Street, near Temple University, in Cecil B. Moore, North Philadelphia. Designed by Casalina Design Group, Inc., the structure replaces a vacant lot on the east side of the block between Cecil B. Moore Avenue and West Montgomery Avenue. The development spans 3,480 square feet of interior space, lending an average of over 1,100 square feet per apartment, and features a cellar and two roof decks with sweeping skyline views. Permits list 2323 Cabot Street LLC as the owner and City Suburban Home Builders as the contractor. Construction costs are specified at $325,000.

Designed by 24/7 Design Group, the building will rise on the east side of the block between West Susquehanna Street and West Dauphin Street, near the intersection of 33rd and Dauphin streets and across from Fairmount Park. The structure will span 3,500 square feet, which yields around 700 square feet per average unit. The building will feature full sprinkling, a cellar, and a roof deck. Permits have been issued for the construction of a four-story, four-unit apartment building at 2333 Germantown Avenue near Temple University in North Philadelphia. The structure will replace a vacant lot on the east side of the block between North 7th Street and North 8th Street. Designed by 24/7 Design Group, the wood-framed building will rise 38 feet to the top of the main roof, 41-and-a-half feet to the parapet, and 46 feet to the top of the pilot house. The property will feature a basement and full sprinkling. Permits list Turtle International Incorporated as the owner, Ken Group LLC as the contractor, and a construction cost of $230,000.

Permits have been issued for a four-unit multi-family development at 1832 North 22nd Street in Cecil B. Moore, North Philadelphia. Upon completion, the new building will rise three stories tall, with a roof deck at the top. Permits call for 7,247 square feet of space, a seemingly large volume for a rowhouse-sized lot. Construction costs are listed at $275,000, which also appears low for a structure of this size.

Permits have been issued for two three-story multi-family buildings at 1232 and 1236 West Erie Avenue in Juniata in Upper North Philadelphia. Designed by Parallel Architecture Studio, each building will contain three residential units, for a combined total of six apartments. The structure at 1232 West Erie Avenue will hold 4,167 square feet of space, while the building at 1236 West Erie Avenue will hold 4,381 square feet of space. Both buildings will cost $300,000 to construct, according the permits.
