The development will replace a vacant lot on the west side of the block between West Norris and West Diamond streets. Designed by Kore Design, the building will span 13,696 square feet and feature several roof decks, a green roof, and full sprinkling. Permits list Kumas Homes as the contractor and a construction cost of $550,000.

A seven-story, 40-unit mixed-use development has been proposed at 901 Buttonwood Street in Callowhill, Lower North Philadelphia. The development will rise at the northwest corner of Buttonwood and North 9th streets and will span 29,461 square feet, which will include a commercial component. Features will include a parking garage and full sprinkling. Permits list Carolina Pena as the design professional, Houn Far LLC as the contractor, and a construction cost of $3.5 million.

Renderings Revealed for 619 North Broad Street in Poplar, Lower North Philadelphia

Renderings have been revealed for a seven-story mixed-use development at 619 North Broad Street in Poplar, Lower North Philadelphia. Designed by Brightcommon, the new building will hold two commercial spaces at the ground floor, totaling 3,791 square feet of space, as well as a residential component, which will span 90,882 square feet and include 119 residential units. The ground floor mezzanine area, which will feature a lobby, amenity spaces, trash, loading and parking, will hold 6,150 square feet. The basement level will add 17,892 square feet of additional space. A total of 34 parking spaces included.

Renderings have been revealed for a 155-unit multi-family development at 2507 Almond Street in Olde Richmond, Kensington. Designed by HDO Architecture, the building, which is going before the Civic Design Review, will rise six stories tall and will hold 65 parking spaces, three of which being ADA-compliant and four designed for electric vehicles. There will also be 60 interior bicycle stalls, as well as five more on the sidewalk.

Construction of a four-story, 33-unit development is anticipated at 701-13 Cecil B. Moore Avenue in North Philadelphia East near Temple University. The structure will span the entire northern side of the block between North 7th and North 8th streets. Designed by Ruggiero Plante Land Design, the development will span 40,325 square feet and will offer several thousand square feet of commercial space as well as a residential component that includes four affordable units. Features include elevator service, 11 bicycle parking spaces, and full sprinkling. Permits list Mogil Real Estate Company as the owner, D N Construction Company as the contractor, and a construction cost of $3.25 million.

Permits have been issued for the construction of a warehouse at 956 East Erie Avenue in Juniata, North Philadelphia. The new building will stand one story tall and feature a sprawling footprint that allows for 592,312 square feet of interior space. The project will feature 44 loading spaces as well as 229 parking spaces, seven of these being accessible, and 104 of these for trailers. A total of 56 bicycle parking spaces will also be included. Construction costs are listed at $20 million.
