The structure will span a 1,222-square-foot footprint and will offer 3,494 square feet of floor space, which lends an average of 1,165 square feet per unit. The proposal calls for a cellar and a roof deck, which will likely offer sweeping views of the skyline due to a lack of taller buildings or other obstructions in the vicinity. Permits list Vila Investments LLC as the owner, Christopher Menna as the designer, and JPL Construction Inc. as the contractor.

Renderings have been revealed for a 120-unit residential development at 1201-09 Vine Street in The Loft District of Callowhill in lower North Philadelphia. Designed by Cadre Design, the project will consist of a renovation of an existing structure on the site, a two-story vertical overbuild above the building, and a separate eight-story addition. The development will provide 111,683 square feet of space and will include 36 mechanical parking spaces.

Façade work is nearing completion on Ridge Pointe, a 25-unit mixed-use development at 1810 Ridge Avenue in Francisville, North Philadelphia. The building rises five stories tall, with a 3,500-square-foot commercial space at the ground floor and apartments above. Omega Home Builders is the builder.

The construction boom in Francisville continues unabated with the issue of permits for a three-story, four-unit residential building at 1436 Parrish Street in the rapidly growing lower North Philadelphia neighborhood. The site is owned by Rubin Realty LLC, which also owns several nearby properties where similarly-scaled new developments were recently announced at 1424 Parrish Street, 1434 Parrish Street, and 830 Burns Street. As with the above-mentioned projects, the developer has secured Alexander Fiskman as the architect and Modern Solution LLC as the contractor. Construction is expected to cost $180,000.

Permits have been issued for the construction of a large mixed-use development at 901 Leland Street in Francisville, North Philadelphia. The building will rise six stories and will include 50 residential units and commercial space. The permit lists Ferraro Construction as the contractor for the development and Jerry Roller as the design professional. In total, the building is expected to hold 46,792 square feet of space. Construction costs are estimated at $5 million.

Permits Issued for Eight-Unit Building at 203-09 Diamond Street in Norris Square

A permit has been issued for the construction of a four-story, eight-unit residential building at 203-09 Diamond Street in Norris Square. The structure will replace a vehicle maintenance facility located at the northeast corner of Diamond Street and North Philip Street. The structure will rise from a 2,304-square-foot footprint and will contain 11,520 square feet of floor space. Permits list Blackrock Capital LLC as the owner, Nicholas Coulter of KCA Design Associates, LLC as the architect, and Adam Pearlman as the contractor. Construction is expected to cost $800,000.

The structure will replace a vacant lot on the northeast side of the block between North 29th Street and North 30th Street and will span a ground footprint of 1,959 square feet. The 5,877-square-foot building will include five residential units, a commercial space at the ground floor, two private roof decks, and full sprinkling. Permits list Philadelphia Limited Prop. as the owner, Plato Marinakos as the designer, and Baltimore Select Properties LLC as the contractor. Construction cost is estimated at $250,000.

Construction Progresses at Liberty Square in Olde Kensington

Construction has made significant progress at Liberty Square in Olde Kensington. Designed by HDO Architecture, the project will hold 201 residential units within three buildings. Two of the three buildings have reached completion, while the third along American Street is still progressing. 156 underground parking spaces will be included in the development, as well as a decorated plaza/courtyard in the center of the development. 10,000 square feet of retail space is also included in the project.

Steel Ascends at North Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia

Philly YIMBY’s recent visit to Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia, has revealed that the steel structure for the second building of the complex is well underway, with two of the eventual six stories already assembled. The structure is located to the north of the first building, which stands four stories tall and is further along in construction progress. Developed by Streamline Development, the project stands within a rapidly developing hub within the neighborhood. The complex will hold a total of 84 units and the structure to the north will include retail space spread out across the ground floor. The units on the upper levels will have larger average sizes compared to the structure to the south.
