Permits have been issued for the construction of a four-story, 11-unit residential building at 2304-08 North 9th Street in North Philadelphia East. The condominium structure will replace a vacant lot on the east side of the bock located between West Dauphin Street and West Dakota Street, situated on the northwest periphery of the greater Temple University area. Permits list Golden Rule LLC as the owner, Christopher Carickhoff as the design professional (with Alex Rong in charge of special inspections), and V2 Properties Construction Management LLC as the contractor.

Renderings have been revealed for 1641-45 North 2nd Street in Olde Kensington. Designed by Cannon Design and developed by R+M Development Partners and BKP Development Group, the project will stand five stories upon completion, with a commercial space set to occupy the ground floor. 20 residential units are planned above. Accessory parking for residents is set to be included.

Renderings have been revealed for a large development at 1640-48 North Hancock Street in Olde Kensington. Designed by HDO Architecture, The building will stand five stories tall with commercial space on the ground floor and 110 residential units. 36 parking spaces will be included in the development, with three set to be for electric vehicles and two more to be accessible. Additionally, the building will also include 64 bike spaces.

No signs of construction have yet been observed at the site of a major apartment building proposed at 501 Spring Garden Street in the booming Northern Liberties neighborhood in North Philadelphia. Designed by Bower Lewis Thrower Architects and developed by Neal and Victor Rodin, the structure will stand 153 feet and 13 stories tall and will feature 373 apartments as well as abundant retail space at the ground floor.

Permits were issued for the construction of a large mixed use building at 1801-05 North 2nd Street in Olde Kensington. The building will stand five stories tall and will feature 20 residential units as well as two commercial spaces at the ground floor. Parking will be situated in the basement. The structure will hold 25,106 square feet of space and will cost an estimated $2,510,000 to build.

The site is located on the north side of the block between North 24th Street and North 25th Street. The building will rise from a 1,200-square-foot footprint and will contain 4,797 square feet of floor area, averaging to a generous 1,599 square feet per apartment. A sprinkling system and a roof deck will b included within the development. Adva Epstein is the listed owner, Kevin Korejko is the designer, and Optimal Construction Group LLC is the contractor.

Demolition work is nearly complete at 918 North Delaware Avenue (aka 918-80 North Delaware Avenue) in Northern Liberties, North Philadelphia. The large site, which used to feature a number of prewar industrial structures, will be redeveloped as a 418,480-square-foot complex with a total of 462 residential units. Designed by L2Partridge and developed by Core Realty, the project will consist of five buildings that will stand seven stories tall, as well as an additional low-rise structure. The buildings will measure 80,995, 101,648, 74,677, 59,799, 95,615, and 5,776 square feet. All will be clad in different shades of brick cladding and glass.

80-Unit Development Revealed at 801 West Girard Avenue in Ludlow, North Philadelphia

A large proposal has been revealed at 801 West Girard Avenue in Ludlow, North Philadelphia. Designed by PZS Architects, the building will rise six floors from a 14,250-square-foot plot of land and will hold 80 residential units. Residential space, which will total 57,000 square feet, will sit on the second through sixth floors. Additionally, 19 parking spaces and 27 bike spaces will be included in the project. A roof deck will offer outdoor space at the top of the structure.
