Permits have been issued for a large-scale change of use and renovation of a four-story industrial building at 3701 Sepviva Street in Port Richmond, Kensington. The structure will house 90 residential units as well as ten commercial spaces on the ground floor. Five surface parking spaces will be included in the project, with one set to be van accessible, as well as 30 bicycle spaces. A roof deck will also be added to the top, with multiple new access structures. In total, the building will hold 78,832 square feet of interior space. The conversion will cost an estimated $5 million to undergo.

Construction work is underway on a 42-unit multi-family development at 1408-18 East Oxford Street in Fishtown, Kensington. Designed by Ambit Architecture, the building will rise four stories tall and will include a garage with 34 parking spaces. The buildings which will hold 42,211 square feet of space and cost an estimated $5.25 million to build.

Exterior work is nearing completion at 1868 Frankford Avenue, a five-story, 21-unit mixed-use development rising in Fishtown, Kensington. The new building will feature an approximately 5,500-square-foot retail space on the ground floor, with residential space will be situated above. The project is proceeding as-of-right due to the planned fresh food market on the ground floor, which allows for a height and density bonus.

Upon completion, the new building will rise three stories tall and will feature a commercial space on the ground floor. The upper floors will hold residential space. The structure will include a cellar and a roof deck. In total, the building will hold 7,659 square feet of space. Construction costs estimated at $1.15 million.

Permits have been issued for the construction of a 127-unit multi-family development at 1901-19 East York Street in East Kensington. Designed by LRK, the building will rise 72 feet and six stories tall. Artist studios and artisan industries will be located at the ground floor. In total, the building will hold 115,293 square feet of space. The project will include 28 parking spaces, with two set for electric vans, two accessible spaces, and one regular van space. Additionally, the building will also include 46 bike spaces. A green roof and roof deck will be located at the top of the structure. Construction costs are estimated at $20.4 million.

Designed by Gnome Architects (with the original design done by Bright Common), the building will rise five stories tall and include a commercial space on the ground floor. The 70-unit residential building proposed at 31 East Columbia Avenue in Fishtown, Kensington, is going before the Civic Design Review, meaning diagrams and details are available for public viewing. Designed by SITIO Architecture + Urbanism, the building will rise eight stories tall. On the ground floor, 10 parking spaces will be included in the project, as well as 30 bicycle spaces.
