Permits have been filed for the construction of nine single-family structures at 2001-2013 Abigail Street in Fishtown, Kensington. The September filing follows a July permit to create nine lots from six lots spanning a large vacant site at the corner of Abigail Street and Coral Street. The buildings, located on parcels G, H, I, J, K, L, M, N, and O will span from footprints ranging from 546 to 763 square feet. Each building will include a roof deck. Buildings on sites J through K will also feature larger footprints (741 to 763 square feet), parking garages, and second-story decks in the rear. CCD 105 LLC is the listed owner for the combined site.

150-Unit Residential Building Proposed at 2400 East Huntingdon Street in Olde Richmond, Kensington

This year has seen a steady stream of construction filings around Kensington, mostly in the lowrise, small-scale category. In a sign of accelerating growth of the local real estate market, developer Greenpointe Construction, Inc. is proposing a seven-story, 150-unit residential structure at 2400 East Huntingdon Street, designed by KCA Design Associates. At approximately 85 feet in height, the building will be the tallest in the Olde Richmond neighborhood, and one of the area’s largest apartment buildings at 122,500 total square feet. The complex will also include 11,900 square feet of retail and a garage for 45 vehicles.

179-Unit Building Proposed for 1705 North American Street in Norris Square, North Philadelphia

While Norris Square generally sees small-scale development, the broad, predominantly industrial North American Street is seeing an increasing number of large-scale proposals. A 179-unit building is planned to rise at 1705 North American Street, replacing a food manufacturing building. The building is designed by Atrium Design Group and is planned to rise 77 feet tall, in anticipation of a zoning variance to surpass the current 60-foot limit. The six-story structure will also feature retail on the ground floor and 42 surface parking spaces.

Demolition permits have been filed for a three-story structure at 3246 Kensington Avenue in Kensington. The prewar structure, located near the corner of Kensington Avenue and East Westmorland Street, once featured retail at the ground floor and residential space on the floors above, and has sat boarded up and abandoned since some time between late 2014 and early 2015. The property is under the ownership of KCT Properties I LLC.
