Construction Progresses at 1148 Frankford Avenue in Fishtown

Philly YIMBY’s recent site visit has revealed that construction continues to make progress at a five-story, 59-unit mixed-use development proposed at 1148 Frankford Avenue in Fishtown, Kensington, as our recent site visit shows. Also known under its full address of 1148-62 Frankford Avenue, the project will span 42,100 square feet and will include a renovation and retail conversion of the 19th-century Kensington National Bank as well as construction of a five-story apartment building at the site of the bank’s parking lot. The Wells Fargo Bank branch currently situated in the existing building will be relocated to the new structure. Designed by OOMBRA Architects, the development will include 20 parking spaces for commercial customers, elevator service for residents, 20 bicycle spaces, and a roof deck. Permits list Wells Fargo Bank as the owner and Reed St. Builders LLC, and a construction cost of $9.25 million.

Construction Underway at 1538 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has revealed that demolition has been completed and the site has been cleared for construction of a four-story, 12-unit mixed-use building at 1538 Frankford Avenue (alternately1538-44 Frankford Avenue) in Fishtown. The development is situated on the west side of the block between Jefferson and East Oxford streets. Designed by KJO Architecture, the project will span 23,741 square feet, which includes 5,829 square feet of retail. The building will be fully sprinkled and will feature a roof deck, which promises to offer reasonably open skyline vistas. Permits list Optimal Construction Group as the contractor and a construction cost of $2.4 million.

Construction Complete at 3045-51 Richmond Street in Kensington

A recent site visit by Philadelphia YIMBY has observed that construction work is complete at a five-story, 28-unit apartment building underway at 3045-51 Richmond Street in Port Richmond, Kensington. Developed by Fifth Realty, the Neo-Industrial-styled structure rises on the southeast side of the block between Elkhart Street and East Clearfield Street. The substantially large structure spans 37,807 square feet of interior space, which will include 12 one-bedroom and 16 two-bedroom units. Features include full sprinkling and a ground-level garage for 22 cars. Permits list Lonny Rossman as the design professional and TBC LLC as the contractor. The construction cost is specified at $4.25 million.

Construction Underway at 2157 East Lehigh Avenue in Kensington

Philadelphia YIMBY’s recent site visit has observed that construction is underway at a 278-unit mixed-use complex at 2157 East Lehigh Avenue in East Kensington. Designed by DesignBlendz, the project will consist of four structures rising between 60 to 75 feet. Building A (01) will rise six stories and span 73,124 square feet, and contain commercial space at the ground floor and 81 residential units, a roof deck, and a small parking garage, with construction costs estimated at $3.5 million. Building B (02) will rise seven stories, span 65,550 square feet, and feature 72 units. Building C (03) will rise six stories, hold 60 residences, span 56,981 square feet, and include a roof deck and a garage, though it will not offer commercial space on the ground floor, and cost $3.5 million to build. Matching the other structures, Building D (04) will also reach a height of six stories and include a garage and 65 residential units, though it will not house any commercial space. In total, the building will hold 71,437 square feet of space, and cost $3.5 million. The entire complex will offer parking for 132 cars and 96 bicycles.

A recent site visit by Philadelphia YIMBY has documented the latest construction progrees at Northbank, a 491-unit complex rising at 2001 Beach Street on the Delaware River waterfront in Fishtown. Designed by ISA, Northbank will now offer 387 single-family townhomes and 104 duplex units. A total of 781 parking spaces will be included, of which 199 will be located outdoors. Below we share a project update that shows its townhouses in various stages of construction.

Construction Not Yet Started at 1212-16 North Delaware Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has discovered that construction work has not yet started at a six-story mixed-use structure proposed at 1212-16 North Delaware Avenue in Fishtown. Situated on the north side of the block between Marlborough Street and East Columbia Avenue, he building will feature commercial space at the ground floor and 48 apartments above. In total, the new building will hold 41,538 square feet of space. The project will include a roof deck and 12 off-site parking spaces for building residents, one of which will be reserved for car sharing, as well as 16 bicycle spaces. Permits list Janice Woodcock as the design professional and GMT Associates, Inc. as the contractor. Construction costs are specified at $6.5 million.

Philly YIMBY’s recent site visit confirmed the completion of construction at a six-story, 45-unit residential building at 1805 North Howard Street in Fishtown, Kensington. Located on a mid-block site between West Montgomery Avenue and West Berks Street, a short block west of the Berks Street Station on the Market-Frankford Line, the project features artist studios on the ground floor, as well as parking for 14 cars and 15 bicycles. The permits, issued in January 2020, list a project area of 36,802 square feet, Bottos Construction Inc. as the contractor, and a construction cost of $8 million.

Permits have been issued for the construction of Janney & Auburn Senior Apartments, a four-story, 47-unit residential building proposed at 2855 Janney Street in Port Richmond, Kensington. The development will replace an approximately 13,000-square-foot vacant lot bound by Janney Street to the northwest, East Auburn Street to the southwest, and Weikel Street to the southeast. Designed by Kramer+Marks Architects, with Tantala Associates providing zoning documentation, the project will hold a total of 48,000 square feet. Permits list Domus Inc. as the contractor and specify a construction cost of $13 million.

Permits Issued for 1359 Frankford Avenue in Fishtown

Permits have been issued for the construction of a new mixed-use building at 1359 Frankford Avenue in Fishtown. Designed by NORR, with Tester Construction as the contractor, the new building will stand four stories tall, with a commercial space on the ground floor. There will be 61 apartments throughout the structure, with access to a common roof deck situated at the top. In total, the building will span 48,475 square feet. Construction costs are listed at $7.5 million.

Construction Tops Out at 1500 Germantown Avenue in Olde Kensington

A recent site visit by Philadelphia YIMBY has noted considerable construction progress at a three-story mixed-use development underway at 1500 Germantown Avenue in Olde Kensington. The structure rises from a formerly vacant, wedge-shaped property at the northwest cornet of Germantown Avenue and Jefferson Street. Designed by Cheryl Poulos Architect, the building will span 5,359 square feet, which will include over 1,000 square feet of ground-level commercial space, a cellar, and a roof deck. Permits list Philly Parking Solutions as the contractor and indicate a construction cost of $400,000.
