Renderings have been revealed for a 60-unit mixed-use development at 1148 Frankford Avenue in Fishtown. The development will entail the renovation of a historic bank building, as well as a new five-story structure on the remainder of the site. A 2,600-square-foot commercial space will be located on the ground floor, while the upper floors will hold 12 studios, 32 one-bedroom apartments, and 16 two-bedrooms. The complex will feature spaces for 20 cars and 20 bicycles. A roof deck and green roof will be located atop the building, with an additional 450-square-foot deck situated on the second floor.

Permits Issued for 47-Unit Building at 1131-39 North Front Street in Northern Liberties

Permits have been issued for the construction of a six-story, 47-unit building at 1131-39 North Front Street, at the junction of Northern Liberties and Fishtown. The building will be situated on the east side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span a ground footprint of 10,200 square feet and will contain 32,223 square feet of interior space, translating into just under 700 square feet per average unit, and will include ground-level commercial space. Building features include full sprinkling and a roof deck, which will offer ample views of the neighborhood’s rapidly growing skyline. Permits list Front Street Two LLC as the owner, Brian Phillips as the design professional, and Callahan & Ward Properties LLC as the contractor. Construction costs are stated at $5.4 million.

Renderings have been revealed for a 189-unit mixed-use development planned at 2204-14 East Allegheny Avenue in Port Richmond, Kensington. The bulk of the project will be situated within a new six-story mid-rise building, which will hold 189 residential units across 146,032 square feet of space. A 17,710-square-foot commercial space will be situated on the ground floor along Allegheny Avenue. A group of 70 townhomes will comprise the rest of the block, rising three to four stories tall. Designed by VBC Studio, the complex will include 87 parking spaces, four being ADA compliant, with an additional 69 set aside for the townhomes, with three being ADA compliant.

Another day, another new building is set to rise Front Street. Permits have been issued for the construction of a 35-unit multi-family dwelling at 2043-51 North Front Street in Fishtown. Designed by CANNOdesign, the building will rise six stories tall and will feature commercial space on the ground floor and 35 bicycle spaces, providing a 1:1 ratio of bike spaces to units that will help encourage green forms of transportation. Tester Construction is listed as the contractor.
