Construction work has not yet started at Engine 29 Firehouse, a renovation and expansion project at 1221-25 North 4th Street in Olde Kensington, as noted in a recent site visit by Philadelphia YIMBY. The development will involve a rear five-story addition to the existing three-story firehouse. The ground floor of the existing structure will be renovated into commercial space, while the upper floors will be converted into nine residential units. Designed by Continuum Architecture, the new addition will allow the development to include an additional 20 residential units, as well as parking for 14 cars and 15 bicycles.

Designed by Ambit Architecture, the building will feature ground-level retail and residential amenities such as a fitness center, bicycle storage, and nine parking spaces. The roof deck will offer a lounge area, a dog park, yoga space, and sweeping skyline views.

Construction Nearly Complete at 1701 North 2nd Street in Kensington

Philadelphia YIMBY has recently visited the site of a six-story mixed-use building that is nearing completion at 1701 North 2nd Street in Olde Kensington. Designed by Stuart Rosenberg Architects and developed by Brick Capital, the loft-styled structure, situated at the northeast corner of 2nd Street and Cecil B. Moore Avenue, rises 70 feet tall to the main roof and 84 feet to the top of the elevator bulkhead. The development will feature commercial space on the ground floor, a roof deck, and parking for 23 cars. Permits list Bohler Engineering as a designer and City Center Construction Corp. as the contractor. The construction cost is specified at $10 million.

Construction Anticipated at 315 West Berks Street in Norris Square

A recent site visit by Philadelphia YIMBY has revealed no signs of construction at the site of a three-story, three-unit residential building proposed at 315 West Berks Street in Norris Square. The development will replace a vacant lot situated on the north side of the block between North Orianna Street and North 4th Street. The structure will span a 1,026-square-foot ground footprint and will contain 3,787 square feet of interior space, which gives an average of just over 1,200 square feet per apartment. Building features will include full sprinkling and a roof deck, which will offer unobstructed views in most directions. Permits list Jessie Claus as the owner, David McArthur as the design professional, and GTMO Development LLC as the contractor. Construction costs are specified at $250,000.
