A recent site visit by Philly YIMBY has discovered that a construction has been cleared for a seven-story, 108-unit multi-family project at 2000-20 East Hagert Street in East Kensington. The development will rise on a site bound by East Hagert Street to the east, Emerald Street to the north, and East Boston Street to the west. Designed by T + Associates, the structure will span 93,832 square feet and will include 13 artist studios and underground parking for 19 cars, as well as space for 37 bicycles. The project will also include a green roof and a roof deck.

Permits Issued for 2000 East Huntingdon Street in East Kensington

Permits have been issued for the construction of a three-story, three-unit apartment building at 2000 East Huntingdon Street in East Kensington. The structure will replace a vacant lot on the southern corner of the intersection between East Huntingdon and Emerald streets. The building will span 3,000 square feet and will feature a basement and a roof deck, the latter apparently reserved for use by the topmost unit. Permits list Paul Dietz III as the architect of record and Qazim Kupa as the contractor. The construction cost is specified at $144,000.

A recent site visit has revealed that construction has not yet started at a six-story, 110-unit mixed-use development at 1640-48 North Hancock Street in Olde Kensington. Designed by HDO Architecture, the building will feature commercial space on the ground floor and a garage. The structure will hold 119,155 square feet of floor space. The structure will rise at the northwest corner of Front and Norris streets, replacing a dilapidated and boarded-up three-story prewar building. The development will offer 22,992 square feet of interior space, which will include a commercial component. Features include full sprinkling and a roof deck, which will likely offer sweeping skyline views due to the structure’s relative prominence. Permits list Dr. Jerry Ginsberg as the owner, KCA Design Associates as the architect, and Tota Builders, Inc. [sic] as the contractor. Construction costs are specified at $710,000.
