A recent site visit by PPhilly YIMBY has revealed that construction is complete at a four-story, 12-unit multi-family structure at 3401 Wallace Street in Mantua, West Philadelphia. Certain apartments will have access to private roof decks. Sweeping views of the skyline will likely be available from the top floor, spanning from University City to Center City and beyond. The property sits at the northwest corner of Wallace and 34th streets. The 15,755-square-foot building will cost an estimated $2.5 million to build. 3401 Wallace LLC is the listed owner.

Philly YIMBY’s recent site visit has revealed that construction is nearing completion at a four-story, nine-unit apartment building at 3523 Haverford Avenue in Mantua, West Philadelphia. The development rises on the north side of the block between North 35th and North 36th streets. Designed by KCA Design Associates, the structure spans 13,620 square feet and will feature ground-floor commercial space. Permits list G.A.C. Construction Development as the contractor and a construction cost of $3 million.

Demolition Still Pending at 4136 Lancaster Avenue in Haverford North, West Philadelphia

In 2020, YIMBY had reported that permits were filed for the demolition of a vacant three-story rowhouse at 4136 Lancaster Avenue in Haverford North, West Philadelphia. The property is located on the southwest side of the block between North 41st and Aspen streets. In the two years that have passed since, the dilapidated structure has still not been demolished, as YIMBY has seen in a recent site visit. Permits list Gama Wrecking Inc. as the contractor and specify a cost of work of $27,000.

Renderings have been revealed for a 12-story, 136-unit mixed-use development at 4040-50 Walnut Street in University City, West Philadelphia. The building will rise \138 feet tall, with two commercial spaces on the ground floor along Walnut Street, totaling 5,000 square feet of space. The second floor will be devoted to office space, spanning 15,972 square feet. The upper floors will hold residential units. Parking for 23 cars and 48 bicycles will be included within the project.

A recent site visit by Philly YIMBY has noted that excavation work is well underway at a seven-story, 128-unit mixed-use development at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The development will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are listed at $15.3 million.

As seen in a recent site visit by Philly YIMBY, renovation and expansion has been completed at a three-story prewar rowhouse at 3926 Haverford Avenue in Mantua, West Philadelphia. The development stands at the south side of the block between North 39th Street and Lancaster Avenue. With Haverford Square Designs as the renovation architect, the 3,000-square-foot building gained an additional 1,200 square feet via a rear expansion, and now houses six residential units. Permits list Haverford Sq GC LLC as the contractor and specify a construction cost of $45,000.

A recent site visit by Philly YIMBY has revealed that construction is well underway at a nine-story parking garage for the Penn Presbyterian Medical Center at 3800 Powelton Avenue in University City, West Philadelphia. Designed and engineered by Pennoni and THA Consulting, the massive structure will span 481,702 square feet and offer parking for 1,483 cars and 129 bicycles, as well as ground-level commercial space. Permits list HSC Builders & Construction as the contractor and a construction cost of $46.4 million.

The building is proposed at a vacant lot on the north side of the block between North 36th and North 37th streets. The development will span 15,800 square feet of interior space (lending an average of just under 800 square feet per unit) and will feature full sprinkling. Permits list the Philadelphia Redevelopment Authority as the owner, Joseph W. Healy, RA as the design professional, and Buckley Futures LLC as the contractor. Construction costs are specified at $2.5 million.
