Construction Progresses at One uCity Square, Bringing 389,000 Square Feet of Office, Lab, and Retail to University City in West Philadelphia

The 29th Place on Philly YIMBY’s December 2021 Development Countdown goes to One uCity Square, a mixed-use building currently under construction in University City, West Philadelphia. Designed by ZGF Architects and developed by Wexford Science & Technology, the University City Science Center, and Ventas Inc., with Turner Construction as the contractor, the $280-million 13-story building will hold 389,000 square feet of office, laboratory, and retail space. The 250-foot-tall building, also known as Wexford One uCity Square, is part of the greater mixed-use uCity Square development, which will feature 10.5 million square feet within 15 existing and 10 newly-constructed buildings. New construction will account for three-quarters of the total square footage.

Permits Issued for 136-Unit Building at 4145 Chestnut Street In University City, West Philadelphia

Permits have been issued for a 136-unit mixed-use building at 4154 Chestnut Street, in University City, West Philadelphia. Designed by Coscia Moos Architecture, the 152,230-square-foot building will rise seven stories tall and will feature commercial space on the ground floor and a roof deck at the top. Construction costs are listed at $14.6 million.

Cladding Reaches Parapet at Drexel College of Nursing and Health Professions in University City, West Philadelphia

Cladding installation is wrapping up at the Drexel College of Nursing and Health Professions at 3601 Filbert Street in University City, West Philadelphia, as glass panels have reached the top of the steel structure. Developed by Wexford Science & Technology LLC and designed by Ballinger, the building is one of the first structures under construction within the uCity Square complex. Alternately known as the Wexford Drexel Academic Tower, the high-rise stands 185 feet and 12 stories tall.

Permits Issued for Six-Unit Apartment Building at 147-49 North Gross Street in Haddington, West Philadelphia

Permits have been issued for the construction of a three-story, six-unit apartment building at 147-49 North Gross Street in Haddington, West Philadelphia. The structure will replace a vacant lot located on the east side of the block between Arch and Race streets, which faces the Haddington Woods urban forest on the opposite side of the street. Permits call for a ground footprint spanning 3,222 square feet, interior floor space measuring 5,450 square feet (which allocates around 900 square feet per typical unit), and features that include full sprinkling, a basement, and roof decks. SNB Investment Group is the listed owner, with Anthony Maso as the design professional and ATG Construction LLC as the contractor. Construction costs are listed at $600,000.

The steel structure has topped out at One uCity Square at 3401 Market Street, located in the heart of the uCity Square mega-project in University City, West Philadelphia. Designed by ZGF Architects and developed by Ventas Inc., the building, which now rises to its final height of 250 feet and 13 stories, is notable for its Jenga-like massing at its southeast corner.

Permits Issued for Two Three-Unit Buildings at 6602 and 6604 Lansdowne Avenue in Carroll Park, West Philadelphia

Permits have been issued for the construction of two three-story, three-unit residential buildings at 6602 and 6604 Lansdowne Avenue in Carroll Park, West Philadelphia. The adjacent structures will rise on a vacant lot just off the intersection of Landsowne Avenue and North 66th Street. The two appear to be developed in conjunction as the same team is listed for each, and will apparently be twinned as the pair shares the exact same figures. Each building will span a ground footprint of 1,484 square feet, contain 3,051 square feet of interior space (granting an average of around 1,000 square feet per unit), and feature full sprinkling. Permits for each property list City Block Acq VIII LLC as the owner, Scott Woodruff as the design professional, and AIMES LLC as the contractor. Construction costs are specified at $389,900 per structure.
