Permits have been issued for the construction of a seven-story, 63-unit mixed-use building at 26 South 42nd Street in University City, West Philadelphia. The structure will be situated on the west side of the block between Ludlow and Chestnut streets. Designed by Coscia Moos Architecture, the structure will span a footprint of 8,241 square feet and hold 56,664 square feet of interior space. In addition to residences, the development will include 4,828 square feet of retail space and 741 square feet of assembly space (listed as “worship, recreation, amusement, [or] other”). Permits list Sisko Inc. as the owner, Sergio Coscia as the design professional, and IMC Construction as the contractor. Construction costs are specified at $6.8 million.
Permits have been issued for the construction of a four-story, 76-unit multi-family building located at 4701-15 Kingsessing Avenue in Squirrel Hill, West Philadelphia. Designed by JKRP Architects, the development will include 55 parking spaces, two of which will be ADA accessible and van accessible, as well as one reserved for car sharing. These will be added to a lot already containing 21 spaces. The project will also include 26 bicycle spaces.

The structure will rise on the east side of the block between Ogden Street and Westminster Avenue. The building will span a footprint of around 6,000 square feet and hold 37,710 square feet of residential space, lending an average of just below 900 square feet per apartment. Permits specify Francesco Zampetti as the designer and Haveerford SQ GC LLC as the contractor. Construction costs are listed at $2 million.
The 15th place on Philly YIMBY’s December 2021 Development Countdown goes to 3025 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will rise at a total height of 361 feet and 28 stories. The building will offer a mix of residential and commercial space, the latter being optimized for lab use. The project is also known as Schuylkill Yards West for its placement compared to the proposed skyscraper to the east at 3001 John F. Kennedy Boulevard.
Permits have been issued for the construction of a multi-family building at 4211-13 Chestnut Street in University City, West Philadelphia. When completed, the new building will stand seven stories tall and will house 100 residential units, each an apartment. A roof deck will be located at the top of the build and will be accessed through a pilot house. In total, there will be 68,210 square feet of space within structure, which will cost an estimated $4 million to build.
