Permits have been issued for the construction of a mixed-use development at 3314 Fairmount Avenue in MantuaWest Philadelphia. Designed by KCA Design Associates, the new building will stand six stories tall, with multiple commercial spaces on the ground floor. The remainder of the building will hold 90 residential units, all apartments. There will also be 16 parking spaces included within the structure. In total, there will be 82,764 square feet of space, and construction costs are estimated at $12 million.

Exterior Nearly Complete at Drexel University Health Sciences Building at 3601 Filbert Street, University City, West Philadelphia

A recent site visit by Philly YIMBY revealed that exterior work is nearly complete at the Drexel University Health Sciences Building, which is under construction at 3601 Filbert Street in University City, West Philadelphia. Also known as the Drexel College of Nursing and Health Professions or the Wexford Drexel Academic Tower, the building rises 14 stories, with 12 primary plus two mechanical floors, and is designed by Ballinger and developed by Wexford Science & Technology, with Turner Construction as the contractor. Upon its anticipated completion later this year, the structure will span over 450,000 square feet and will house Drexel University’s College of Nursing and Health Professions as well as a significant portion of the functions of the College of Medicine. The building is a part of Wexford’s and Drexel’s 14-acre, jointly-developed uCity Square complex, which is rapidly transforming the northern section of University City.

A few days ago, Philly YIMBY shared a construction update for The Standard At Philadelphia, a 209-foot-tall, 19-story residential tower under construction at 119 South 31st Street in University CityWest Philadelphia. Designed by CUBE 3 and developed by Landmark Properties, the 362,117-square-foot structure will rise from a narrow, through-block lot stretching between South 30th and South 31st streets, and will house 280 residential units geared toward university students. Our recent visit has revealed that on-site demolition has been completed and foundation work is currently in progress. Permits have been issued for the construction of a three-story, six-unit residential building at 1715 North 42nd Street in East Parkside (alternately the Centennial District), West Philadelphia. The development will replace a vacant lot on the east side of the block between Leidy Avenue and Viola Street, one short block south of the Centennial Commons section of Fairmount Park. Designed by Stuart G. Rosenberg Architects, PC (SgRA), the structure will span 5,080 square feet, which yields just over 800 square feet per average unit. Permits list Crownstone Real Estate LLC as the contractor and a construction cost of $280,000.

YIMBY Looks at UPenn’s Recently Completed New College House West in University City, West Philadelphia

As universities across Philadelphia and the country as a whole return to in-person learning, the University of Pennsylvania marked the occasion with the opening of one of the largest new dormitory buildings to be built in the city in years. As its name alludes, New College House West (also known simply as the New College House) is situated on the western fringe of the campus at 201 South 40th Street (alternately 211 South 40th Street or 4000 Locust Street) in University CityWest Philadelphia. Designed by Bohlin Cywinski Jackson, the structure rises 165 feet and 13 stories at its highest point. The 250,000-square-foot, $169.5-million structure is built to accommodate around 430 sophomore, junior, and senior students (exact student count varies depending on source, with some citing around 450 beds) while offering ample indoor sunlight, student and public amenities, and outdoor space.
