The project site is located on the east side of the block between West Cumberland and West Huntingdon streets. The fully sprinkled structure will span a footprint of 875 square feet and will contain a total of 3,758 square feet of interior space, which translates to a generous average of 1,253 square feet per apartment. The roof deck will offer sweeping skyline views, given the building’s future prominence above its low-rise surroundings. Demolition work is nearly complete at 918 North Delaware Avenue (aka 918-80 North Delaware Avenue) in Northern Liberties, North Philadelphia. The large site, which used to feature a number of prewar industrial structures, will be redeveloped as a 418,480-square-foot complex with a total of 462 residential units. Designed by L2Partridge and developed by Core Realty, the project will consist of five buildings that will stand seven stories tall, as well as an additional low-rise structure. The buildings will measure 80,995, 101,648, 74,677, 59,799, 95,615, and 5,776 square feet. All will be clad in different shades of brick cladding and glass.

A large proposal has been revealed at 801 West Girard Avenue in Ludlow, North Philadelphia. Designed by PZS Architects, the building will rise six floors from a 14,250-square-foot plot of land and will hold 80 residential units. Residential space, which will total 57,000 square feet, will sit on the second through sixth floors. Additionally, 19 parking spaces and 27 bike spaces will be included in the project. A roof deck will offer outdoor space at the top of the structure.

Permits have been issued for the construction of a 30-unit mixed-use structure at 3030 North Broad Street in the Temple University Hospital area, in the Upper North Philadelphia section of North Philadelphia. The 28,248-square-foot development is planned to rise six floors, with the ground floor featuring a commercial space, a residential lobby serving the residential units located on the second through sixth floors, and a garage with nine vehicle spaces, with one expected to be accessible. Ten parking spaces for bicycles will also be included. The development is designed by Coscia Moos Architecture, though no renderings are currently available. In total, the building will cost an estimated $5,376,348 to build.

Designed by Plato Studio, the building will will stand four stories tall, occupy a 19,810-square-foot footprint, and include 79,792 square feet of floor space. The first floor will hold 23 residential units. The second, third, and fourth floors will each feature 26 units. The development will also include a roof deck, a community room, and a laundry facility for residents. The 109 parking spaces will include 52 surface and 57 below-grade spaces. Four parking spaces will be available for electric vehicles and 42 spaces will be available for bicycles. The building will occupy a 19,810 square footprint and include 79,792 square feet of total space.

Developed by Stamm Development Group and built by Tester Construction, the development will stand six stories tall and hold hold 54,076 square feet of space, with 50 residential units as well as a commercial space set to be located on the ground floor. The building will feature a green roof as well as tenant storage and parking for 17 bicycles and nine cars, with one being van accessible and three for electric vehicles. Construction will cost an estimated $10 million.

Designed by Wulff Architects, the structure will stand five stories tall and will feature commercial space on the ground floor. The second through fifth floors will house 40 residential units. The building will also include a green roof and 14 bicycle spaces. The building will cost an estimated $5.5 million to build.

185-Unit Mixed-Use Development Revealed at 4401 Ridge Avenue in East Falls, Northwest Philadelphia

A massive mixed-use development has been unveiled at 4401 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Oombra Architects and developed by Atapco Properties, the development will hold 178,837 square feet of space and will offer 185 residential units, with 34 planned studios, 117 one-bedrooms units, and 34 two-bedroom units. Additionally, 4,760 square feet of commercial space will be located on the ground floor on Ridge Avenue. Here, a “commercial patio” will also be located, offering 2,200 square feet of outdoor space. More outdoor area will be provided on the 8,100-square-foot roof deck, which will come with a 3,400-square-foot green roof. The project will also provide 189 parking spaces as well as 62 bike spaces.

YIMBY recently shared news the project when renderings for the development were revealed. Permits offer new information, such as the fact that accessory parking will be included in the development. The building will hold a total of 42,459 square feet of space and will cost $6.5 million to build.
