Permits have been issued for the construction of a four-story, 18-unit residential structure at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. The building will will also include 24 parking spaces, 20 of which are set to be mechanical, a retail space set to be occupied by a restaurant, and a roof deck that will offer sweeping views of the Philadelphia skyline. The development will hold 36,336 square feet of space and cost an estimated $3,633,600 to build.

Construction is moving along North Liberty Triangle at 1102-48 North 2nd Street, yet another residential development in progress in Northern Liberties, North Philadelphia. Developed by Streamline Development, the six-story structure will feature 84 residential units for the residential space as well as retail, a gym, and underground parking for future residents.

Construction Progresses at a 54-Unit Structure at 701 South Broad Street in Hawthorne, South Philadelphia

Construction is progressing rapidly at the seven-story building at 701 South Broad Street in Hawthorne, South Philadelphia. A total of 50 residential units will be situated on the floors above, as well as four “hotel rooms,” which will likely be short-term apartment rental units. The building will include a retail space on the ground floor. YIMBY first discussed the development last November, sharing the project’s rendering. Since then, significant progress has been observed at the site.

The development will stand five stories tall and can be built by right due to the proposed supermarket at the ground floor. Eight residential units are proposed on the floors above, each set to be market-rate.

Construction is progressing rapidly at 629-33 West Girard Avenue, a six-story, 36-unit mixed-use development in Ludlow, North Philadelphia. YIMBY shared news of the development last December, stating that permits were issued for the structure. A commercial space will be located on the ground floor. Tester Construction is the contractor.

Permits have been issued for the construction of multiple rowhouses at 1501 South 25th Street in Grays Ferry, South Philadelphia, creating a total of 18 units. Each structure will stand four stories tall and feature a private roof deck, and come with an estimated construction cost of $200,000. The rowhouses will include several variants, with types one through five being single-family dwellings consisting of 3,210 square feet of interior space with an estimated construction cost of $200,000. Building seven will be a duplex measuring 3,745 square feet, while buildings eight through 12 will each hold 3,695 square feet of space. Buildings seven through 12 will each cost an estimated $250,000 to build.

Construction is progressing at the Residences at SoNo, a mixed-use development at North 5th Street in Northern Liberties, North Philadelphia, just to the north of Center City. Designed by ISA Architects, the project stands four stories tall and will hold 49 residential units. Three commercial spaces will be located on the ground floor, with one opening up to North 5th Street in the east and the other two facing the parking lot to the west.

Permits have been issued for the construction of a large mixed-use building at 4112 Lancaster Avenue in Haverford North, West Philadelphia. The development will stand four stories tall and will hold 37 residential units, with a commercial space to be situated on the ground floor, as well as a green roof, which allowed developers to build to a greater density. The building will total 43,791 square feet of space and will cost an estimated $6,767,831 to build.
