Permits have been issued for the construction of a four-story, 45-unit apartment building at 6767 Germantown Avenue in Mount Airy, Northwest Philadelphia. The development will replace a three-story prewar structure on the east side of the block between Slocum and Pleasant streets. The building will rise from a 12,500-square-foot footprint and will contain 48,950 square feet of interior space. The ground floor commercial space will contribute to the existing retail corridor along the street, and the roof deck promises to offer sweeping views of the surroundings due to the building’s relative prominence. A total of 33 parking spaces will be included, one of which will be van-accessible. Permits list Neighborhlyliving LLC as the owner and Venco Builders Inc. as the contractor.

Renderings have been revealed for a seven-story, 108-unit multi-family development at 2000-20 East Hagert Street in East Kensington. Designed by T + Associates, the structure will span 93,832 square feet. The new building will include 13 artist studios and parking for 19 cars, to be situated underground, as well as 37 bicycles. The project will also include a green roof and a roof deck.

Permits have been issued for the construction of a five-story, 21-unit mixed-use building at 2000 North Front Street in Fishtown, Kensington. The structure will rise at the northwest corner of Front and Norris streets, replacing a dilapidated and boarded-up three-story prewar building. The development will offer 22,992 square feet of interior space, which will include a commercial component. Features include full sprinkling and a roof deck, which will likely offer sweeping skyline views due to the structure’s relative prominence. The building will feature full sprinkling, a cellar, and a roof deck, which, due to the building’s prominent height, promises to offer sweeping skyline views. The structure will replace a vacant lot on the west side of the block between West Norris Street and Diamond Street, next to the Market-Frankford Line el. The building will rise from a 1,700-square-foot footprint and will span 8,086 square feet of interior space, which translates to an average of around 1,000 square feet per apartment. The development will feature 540 square feet of ground-level retail and a cellar. The roof deck promises to offer views of the skyline. Permits list the Estate of Anna Reinman as the owner, Christopher Carickhoff as the design professional, and V2 Properties Construction Management LLC as the contractor. Construction costs are listed at $1.38 million.

Site Awaits Construction of 49-Unit Building at 200 Race Street in Old City

No progress has been made yet at 200 Race Street in the Old City section of Center City, where a six-story, 49-unit mixed-use building was proposed some time ago. YIMBY last reported on the development September 2020. Although we were excited by the attractive, high-density development designed by Ambit Architecture, in the year-plus span that has passed since, no permits have been filed for neither demolition nor new construction. As expected, our recent site visit also revealed no activity at the site, with the two single-story retail structures still standing, although both appear to be shuttered and vacant.
