Ornate Prewar Townhouse Makes Way for Similarly-Sized Building at 2043 Fitzwater Street in Graduate Hospital, South Philadelphia

Philadelphia’s ongoing construction surge is a major boon for the city, and occasional demolitions are needed for the city’s continued growth. However, some teardowns are rather unfortunate and unnecessary, to put it mildly, particularly when they take down a preservation-worthy edifice in apparently sound structural condition, or when the replacement offers no notable increase in scale, density, or functional use. The proposal at 2043 Fitzwater Street in Graduate Hospital, South Philadelphia, checks off on both of these concerns, where a finely ornamented, contextually appropriate, apparently well-maintained prewar townhouse is being demolished to make way for a four-story, three-unit building that will offer only a marginal boost both in scale and density.

Construction is making steady progress at Matson Mill, a 280-unit multi-family development at 101 Washington Street in Conshohocken, PA, a town situated two miles to the northwest of the Philadelphia city line. A topping-out ceremony was held on June 29th, when an American flag was hoisted atop one of the gabled pinnacles at the five-story-tall, 426,000-square-foot structure. The project team includes Hord Coplan Macht as the architect; High Street Residential as the developer; IMC Construction as the construction manager; Structura, Inc. as the structural engineer; Bohler Engineering as the civil engineer; and Girard Engineering, PC as the MEP engineer.

Exterior construction work is making steady progress on 2601 Poplar Street, a 108-unit mixed-use development in Fairmount, North Philadelphia. Designed by CANNOdesign, the building rises four stories tall, with approximately 12,000 square feet of retail space planned for the ground floor and 51 parking spaces.

Permits Issued for 40-Unit Building at 1112-16 East Berks Street in Fishtown, Kensington

Permits have been issued for the construction of a 40-unit multi-family development at 1112-16 East Berks Street in Fishtown, Kensington. Upon completion, the building will rise four stories tall and will feature 14 bike spaces, and a roof deck with a green roof will also be included. In total, the building will hold 37,971 square feet of space. Construction costs are estimated at $4,556,520.

Framing work is making rapid progress on 1507 Christian Street, a multi-family development rising in Graduate Hospital, South Philadelphia. Designed by Gnome Architects and developed by Zatos Investments, the new building will rise four stories tall with a roof deck situated at the pinnacle. Five luxury condo units will be located within the structure, which will hold 6,168 square feet of space in total.

Looking At 1BRKS, an Under-Construction Mixed-Use Development in Fishtown

1BRKS is a multi-building development located by the elevated Market-Frankford Line on Front Street. The development is situated at the intersection of Olde Kensington and Fishtown, two vibrant and rapidly developing neighborhoods. Designed by Cosica Moos Architects, the project will add a major destination to the area with 26,000 square feet of retail space. A cafe, brewery, distillery, and beauty salon are some of the tenants already lined up. The development will also include significant residential space within three newly constructed buildings, all of which have already received permits.

A Look Back at the Aramark Headquarters Renovation at 2400 Market Street in Center City West

Aramark, a food service provider, has been based in the Philadelphia area for many years, with the company’s headquarters is located in Center City. Before the its present location at 2400 Market Street by the Schuylkill River, the company was headquartered at 1101 Market Street in Market East. Designed by Varenhorst Architects and Gensler and developed by the PMC Property Group, the new headquarters involved a renovation of an existing structure with a five-story extension built at the top. The renovated building stands nine stories, bringing a modern design to an area where older architecture predominates. The project also includes retail, residential, and office space.

417-25 Callowhill Street in Northern Liberties Goes to the Civic Design Review

The Civic Design Review is looking at a seven-story, 219-unit multi-family development proposed at 417-25 Callowhill Street in Northern Liberties. Designed by Bernardon, the building will feature studio, one-bedroom, and two-bedroom apartments, as well as 29,980 square feet of amenities and 71 parking spaces. Permits have been issued for the renovation of a 103-unit multi-family development at 1700-06 North Howard Street in Olde Kensington. Designed by Coscia Moos, the structure will rise six stories, with commercial space on the ground floor, a roof deck, 35 parking spaces, and 50 bicycle spaces. In total, the building will hold 90,405 square feet of space and cost an estimated $13.79 million to build.

Rendering Revealed as Construction Begins at 901 Leland Street in Francisville, North Philadelphia

A rendering has been revealed for the 50-unit residential development at 901 Leland Street in Francisville, North Philadelphia, where construction work has recently started. Developed by Hightop Real Estate and Development, the building will rise six stories tall and will feature a commercial space located on the ground floor. In total, the building will hold 46,792 square feet of space, and cost an estimated $5 million to build. YIMBY last covered the project in September 2020, when permits were filed for the demolition of the prewar warehouse that had previously stood at the property.
