Steel Ascends at North Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia

Philly YIMBY’s recent visit to Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia, has revealed that the steel structure for the second building of the complex is well underway, with two of the eventual six stories already assembled. The structure is located to the north of the first building, which stands four stories tall and is further along in construction progress. Developed by Streamline Development, the project stands within a rapidly developing hub within the neighborhood. The complex will hold a total of 84 units and the structure to the north will include retail space spread out across the ground floor. The units on the upper levels will have larger average sizes compared to the structure to the south.

The structure will rise four stories tall and will offer 50,842 square feet of floor space, a green roof, and accessory parking for residents. Construction costs are estimated at $3 million.

Permits have been issued for the construction of a 42-unit multi-family development at 1408-18 East Oxford Street in Fishtown, Kensington. Designed by Ambit Architecture, the building will rise four stories tall and will hold 41,211 square feet of space. The project will include 34 resident parking spaces in an accessory garage and will cost an estimated $5.25 million to build. Level Up Development is listed as the contractor.

Permits have been issued for the construction of a five-story building at 2209-11 North Broad Street a block north of Temple University in North Philadelphia. The structure will feature a 471-square-foot retail space and 22 condominium residences. Elevator service will be included among the building’s amenities. Permits list For. Permits Issued for Five-Story, 40-Unit Building at 4415 Chestnut Street in Spruce Hill, West Philadelphia

Permits have been issued for the construction of a five-story, 40-unit mixed-use building at 4415 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects and developed by Orens Brothers Real Estate, the building will include retail space as well as features such as elevator service, a green roof, full sprinkling, and 14 bicycle spaces. Permits list Orens Development Inc. as the owner and Orens Brothers Inc. as the general contractor. Construction is expected to cost $5.5 million. The structure will be a part of a two-building complex that extends through the block to Ludlow Street to the north, which will total 70 units. Construction is already underway on the 30-unit Ludlow Street building.

Permits have been issued for the construction of a new mixed use development at 175 West Oxford Street in the neighborhood of Olde Kensington. Upon completion, the new building will stand six floors tall, with multiple commercial spaces set to occupy a large portion of the building. Additionally, 128 residential units will be included in the development, and it will also feature a green roof. An accessory parking garage will serve residents and attract more interest to the development. In total, the structure will hold 109,561 square feet of space and cost an estimated $11 million to build.

Construction Progresses on the 281-Unit Next LVL in University City, West Philadelphia

Construction is progressing quickly on Next LVL, a mixed-use development at 4223 Chestnut Street in University City, West Philadelphia. Designed by JKRP Architects and developed by the Alterra Property Group, the roughly 250,000-square-foot building stands seven stories tall and is built with modular construction. The project will hold 281 residential units and eight thousand square feet of retail.

Renderings Revealed for 535-Unit Complex at 2200-58 Somerset Street in Port Richmond, Kensington

Renderings have been revealed for a large multi-family development at 2200-58 Somerset Street in Port Richmond, Kensington. Designed by HDO Architecture, the project will rise up to six stories and will include 535 residential units. Building one will hold 187 units, building two will hold 170, building three – 145, as well as 11 triplexes. 179 parking spaces are planned at the lot, with nine set to be accessible, 10 reserved for electric vehicles, and 17 reserved carshare spaces. Additionally, 293 bike stalls are planned, plus 35 set to sit on the sidewalk.

Renderings Revealed for Comly Commons at 1825 East Boston Street in East Kensington

Renderings have been revealed for Comly Commons, a six-story mixed-use building at 1825 East Boston Street in East Kensington. The development will consist of an overbuild (a vertical extension) above existing structures, as well as a new addition. Designed by SgRA Architecture, the structure will contain 139 residential units, 28 of which will be classified as affordable, as well as industrial and maker space. Amenities in the building will include a community garden, a roof deck, and a dog run.
