Completion Nears at Six-Unit Residential Building at 214 North 12th Street in Chinatown, Center City

Philadelphia YIMBY’s recent site visit has revealed that construction is nearly complete at the four-story, six-unit residential building at 214 North 12th Street in the western section of Center City’s Chinatown, in an area alternately known as the Convention Center District. The development replaces an attractive Colonial-style townhouse. According to filings, the new structure spans 5,190 square feet, leading to an average of around 850 square feet per unit, and features full sprinkling. Permits list Kaing Estate LLC as the owner and Liu Construction LLC as the contractor. Construction costs are specified at $200,000.

Construction work is making significant headway on The Cecil, a mixed-use development under construction at 1641-45 North 2nd Street in Olde Kensington, North Philadelphia. Designed by CANNOdesign and developed by R+M Development Partners and BKP Development Group, the building will rise five stories tall, with commercial space on the ground floor and 20 residential units above. Parking for building residents will also be included.

Steel framing is underway at 1408-18 East Oxford Street, a four-story multi-family building rising in Fishtown, Kensington. Designed by Ambit Architecture, the buildings will hold 42,211 square feet of space and 42 residential units. There will also be 32 parking spaces included within the structure to serve building residents. Construction cost is estimated at $5.25 million.

Foundation Work Progresses at Oxford Row in Fishtown, Kensington

Foundation work is making steady progress at Oxford Row, a townhouse development rising at 1408-18 East Oxford Street in Fishtown, Kensington. Designed by Ambit Architecture, the development will add seven new homes to the neighborhood, each rising four stories tall. A small drive aisle will cut the row into two parts, allowing for access to a small parking lot that will provide spaces for residents.

Construction work is making steady progress at an 88-unit mixed-use development at 1701 North 2nd Street in Olde Kensington, North Philadelphia. Designed by Stuart Rosenberg Architects and developed by Brick Capital, the building rises six stories tall, and will feature two ground-floor commercial spaces, as well as 32 parking spaces. Amenities will include a fitness center and a roof deck, which promises to offer extensive skyline views.

Designed by Ambit Architecture and developed by Stamm Development Group, the new building will stand three stories tall, span 5,910 square feet, and feature ground-floor commercial space, four residential unit, a cellar, and a roof deck. In total, the building is expected to cost an estimated $1.15 million.

Demolition work is making steady headway at 1700-30 North Howard Street in Olde Kensington. Designed by Coscia Moos Architecture, the newly renovated and expanded building will rise six stories, with an attractive commercial space on the ground floor in the existing industrial structure. The development will hold 103 residential units and parking for 35 cars and 50 bicycles. In total, the structure will hold 90,405 square feet of space. Construction work will cost an estimated $13.8 million.

Permits Issued for 16-Unit Building at 633 North 5th Street in Northern Liberties, Lower North Philadelphia

Permits have been issued for the construction of a four-story, 16-unit mixed-use building at 633 North 5th Street in Northern Liberties, Lower North Philadelphia. The development will apparently replace a pair of three-story prewar rowhouses situated at the southeast corner of North 5th Street and Fairmount Avenue. The new structure will span a footprint of 6,000 square feet and will hold 13,972 square feet of floor area, of which 423 square feet will be allocated for ground-floor commercial space and around 3,000 square feet for storage. The remaining square footage, totaling just over 10,000 square feet, will be residential, which translates to an average of just over 600 square feet per unit. The development will feature full sprinkling, a solar energy roof array, and indoor parking for five cars (including one accessible) and six bicycles. Permits list Volunteer for Internation. The development will rise on the west side of the block between Ontario and West Tioga streets. The structure will span a 7,798-square-foot footprint and will hold 23,964 square feet of floor space, which will include ground-floor commercial space. Residences will be located on floors two through five. The project will offer parking for six cars and seven bicycles. The proposed 9,800 square feet of floor space translate into n average of just over 800 square feet per typical unit. The development will feature full sprinkling and a roof deck, which, due to the building’s future prominence, promises to offer sweeping skyline views. Permits list Francesco Zampetti as the design professional and Eugene Naydovich of Fitler Development as the contractor. The total construction cost is specified at $200,000, an oddly low figure for this relatively sizable development.
