Floor Plans Revealed for Vine Street Apartments at 1201-09 Vine Street in Callowhill, North Philadelphia

New floor plans have been revealed for Vine Street Apartments, a 120-unit residential complex proposed at 1201-1209 Vine Street in Callowhill in Lower North Philadelphia. Designed by Cadre Design, the development will involve of the renovation and a two-story vertical extension of the six-story prewar Jarvis Building at 1209 Vine Street, as well as the addition of a ground-up, eight-story extension at the northwest corner of Vine Street and North 12th Street. The development team consists of Meritis Group as the owner, Equinox Management as the contractor, Cornerstone Consulting as the engineer, Macintosh Engineering as the structural engineer, and GNP Design Group as the MEP engineer.

Permits have been issued for the construction of a 33-unit mixed-use structure at 3503 Midvale Avenue in East Falls, Northwest Philadelphia. The building will rise five stories tall, with a commercial space to be situated on the ground floor. Designed by M Architects, the project will also include a green roof and 15 parking spaces. The development will hold 26,477 square feet of space and cost an estimated $5 million to build, according to permits.

Construction is making rapid progress on Innovator Village, a mixed use development located at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. The development will bring 90 residential units to the site in a mixture of townhomes, duplexes, quadplexes, and a 56-unit mixed-use structure on Washington Avenue.

Permits have been issued for an addition to 725-29 South Broad Street in Hawthorne, South Philadelphia. The development will involve a three-floor overbuild on top of the existing structure to create a seven-story building. Additionally, a new six-story structure will be attached to the existing building in the back. The structure will feature 55,119 square feet in the interior and will house business and office space. Construction costs for the development are estimated at $4 million.

The building, which is a part of the massive uCity Square megadevelopment, rises six stories tall and will hold 463 residential units upon completion. Commercial space will be offered on the ground floor and 157 parking spots will be included in the project.

Renderings Revealed for Penn Presbyterian Medical Center Parking Garage at 3800 Powelton Avenue in University City, West Philadelphia

A recently submitted Civic Design Review document has revealed a series of new renderings and diagrams for the Penn Presbyterian Medical Center parking garage proposed at 3800 Powelton Avenue in University City, West Philadelphia. Designed and engineered by Pennoni (a coincidentally fitting firm name for a Penn Presbyterian Medical Center project) and THA Consulting, the structure will rise eight stories tall and will feature nine levels of parking, including rooftop space and will provide nearly 1,500 parking spaces, almost tripling the current amount of parking at the site. The project will feature ground-level retail facing Powelton Avenue and a new green space at the south end of the site.

Excavation Equipment On Site at 1823 Callowhill Street in Franklintown, Center City

Excavation is in progress at 1823 Callowhill Street in Franklintown, North Philadelphia. Designed by Wulff Architects, the building will rise six stories tall and will feature 57 residential units, according to a CDR filing from last April. A 5,000 square foot fresh food market will be located on the ground floor, as well as two commercial spaces, with one holding 1,500 square feet of space, and the other with 680 square feet of space. No parking space is planned for the property, which makes sense given its location that is within walking distance of many Center City destinations.
