Construction Progresses at Liberty Square in Olde Kensington

Construction has made significant progress at Liberty Square in Olde Kensington. Designed by HDO Architecture, the project will hold 201 residential units within three buildings. Two of the three buildings have reached completion, while the third along American Street is still progressing. 156 underground parking spaces will be included in the development, as well as a decorated plaza/courtyard in the center of the development. 10,000 square feet of retail space is also included in the project.

A rendering has been revealed for a mixed-use renovation situated at 1134 Pine Street in Washington Square West, Center City. The project will involve the renovation of an existing four-story structure. A commercial space will be situated on the ground floor. Above, the building will feature six residential units on the upper three floors. Zoubek Properties is the developer for the project.

Permits have been issued for the construction of a multi-family building at 3609 Spring Garden Street in Mantua, West Philadelphia. Upon completion, the building will rise four stories tall the and will yield 13 residential units. Permits list Brett Harman as the design professional and David Schwartz Construction as the contractor. Construction costs for the project are estimated at $1,383,800.

Rendering Revealed for 12-Unit Building at 752 South 16th Street in Graduate Hospital, South Philadelphia

A rendering has been revealed for a four-story residential building at 752 South 16th Street in Graduate Hospital, South Philadelphia. YIMBY shared news of permit filing for the project last December, reporting that permits were issued for the development. The project will consist of 12 residential units. A total of 18,348 square feet of space is set to be situated within the structure. Construction costs are estimated at $1,701,000.

Permits Issued for Ridge Flats in East Falls, Northwest Philadelphia

Permits have been issued for Ridge Flats, a mixed-use development situated at 4300-26 Ridge Avenue in East Falls, Northwest Philadelphia. The building will rise five stories tall, with four wood-framed floor sitting above a singe-story podium. The project will hold around 10,000 square feet of retail space, 142 residential units, 117 partially covered surface parking spaces, and a green roof. Kinsley Construction is listed as the contractor, with KTGY Architecture & Planning behind the building’s design. In total, the structure will offer 180,879 square feet of space and will cost an estimated $30.5 million to build.

Steel Ascends at North Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia

Philly YIMBY’s recent visit to Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia, has revealed that the steel structure for the second building of the complex is well underway, with two of the eventual six stories already assembled. The structure is located to the north of the first building, which stands four stories tall and is further along in construction progress. Developed by Streamline Development, the project stands within a rapidly developing hub within the neighborhood. The complex will hold a total of 84 units and the structure to the north will include retail space spread out across the ground floor. The units on the upper levels will have larger average sizes compared to the structure to the south.

Designed by Ambit Architecture, the building will rise four stories tall and will hold 41,211 square feet of space. The project will include 34 resident parking spaces in an accessory garage and will cost an estimated $5.25 million to build. Level Up Development is listed as the contractor.

Permits have been issued for the construction of a five-story, 40-unit mixed-use building at 4415 Chestnut Street in Spruce Hill, West Philadelphia. Designed by Wulff Architects and developed by Orens Brothers Real Estate, the building will include retail space as well as features such as elevator service, a green roof, full sprinkling, and 14 bicycle spaces. Permits list Orens Development Inc. as the owner and Orens Brothers Inc. as the general contractor. Construction is expected to cost $5.5 million. The structure will be a part of a two-building complex that extends through the block to Ludlow Street to the north, which will total 70 units. Construction is already underway on the 30-unit Ludlow Street building.
