A Detailed Look at the 453-Unit Building Proposed at 2621-67 Frankford Avenue in East Kensington

Last month, YIMBY visited the site of the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington, where construction permits have been issued last year and construction preparation appears imminent. Today we take a detailed look at the massive building that is one of the largest on the drawing boards in Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space and cost at $72 million to construct. The development will offer ample outdoor space for residents and will be a major boost to a rapidly-growing, high-density residential district.

Facade Rises at The Bordeaux in Brewerytown, North Philadelphia

In April of last year, YIMBY reported foundation work is underway at The Bordeaux, a five-story mixed-use building at 2600 West Girard Avenue in Brewerytown, North Philadelphia. Since that time, construction has made significant progress. Our recent site visit has revealed that the structure has been topped out and a red brick facade is steadily climbing up the structure’s exterior. Designed by Ambit Architecture and developed by the Argo Property Group, with Tester Construction Group as the contractor, the building rises at the southwest corner of Girard Avenue and North 26th Street and will span 17,365 square feet, which will include a 3,500-square-foot ground-level retail space and 16 residential units. Permits list a construction cost of $2.75 million.

Permits Issued for Amy Gutmann Hall at 3317-33 Chestnut Street in University City, West Philadelphia

A zoning permit has been issued for the construction of Amy Gutmann Hall at 3317-23 Chestnut Street in University City, West Philadelphia. The stricture will house a research facility for Penn and will rise six stories tall, with academic space on the lower floors and a research center on the upper floors. The development will also include 29 parking spaces.

Permits Issued for The Wagon House at 1935 North 2nd Street in Olde Kensington

Permits have been issued for The Wagon House, a four-story mixed-use building at 1935 North 2nd Street in Olde Kensington. The structure will replace a garage and an adjacent lot on the east side of the block between West Berks Street and West Norris Street. Designed by Ambit Architecture, the structure will rise from a combined lot at 1935-39 North 2nd Street and span 10,640 square feet, which will include 1,000 square feet of ground-level commercial space and 13 residential units. The building will feature a basement, full sprinkling, and parking for four bicycles. Permits list Baltimore Select Properties as the contractor and a construction cost of $1.8 million.

A Detailed Look at The Frankford, a 150-Unit Mixed-Use Development Proposed at 1120 Frankford Avenue in Fishtown, Kensington

Last month, Philadelphia YIMBY shared an overview of The Frankford, a six-story, 150-unit mixed-use residential and retail development proposed at 1120 Frankford Avenue in Fishtown, Kensington. Today we take a closer look at the proposal via building elevations, floor plans, and other detail. Designed by BLT Architects and developed by US Construction, the structure (which is also known under its full address of 1120-36 Frankford Avenue) will span nearly 100,000 feet of space, offering 7,166 square feet of ground-level retail and 83,372 square feet of residential space split between units ranging from studios to two-bedroom apartments, with studios being the predominant variant. The structure will feature two elevators, storage for 50 bicycles, outdoor space for residents (which includes a dog run), a roof deck, and a green roof. No parking spaces will be included. The proposal is still undergoing the Civic Design Review process, so no permits have yet been filed.

A Detailed Overview of the 196-Unit Mixed-Use Building Proposed at 922 North Broad Street in Francisville, North Philadelphia

Over the course of the past year, Philly YIMBY featured sustained coverage of the seven-story mixed-use building planned at 922 North Broad Street in Francisville, North Philadelphia, and with good reason. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue, two of the most important thoroughfares in Lower North Philadelphia, bringing 19,954 square feet of retail and 196 residential units to a subway- and trolley-adjacent site formerly occupied by a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. Construction Underway at 2400 Frankford Avenue in Fishtown, Kensington

A recent site visit by Philadelphia YIMBY found construction work well underway at a four-story mixed-use building at 2400 Frankford Avenue in Fishtown, Kensington. The structure is rising at the angled northern corner of the three-way intersection between Frankford Avenue, Trenton Avenue, and East York Street, where a traffic circle was recently constructed. Designed by CANNOdesign and developed by Khosla Properties, the structure will span 17,972 square feet and hold 2,459 square feet of retail space and 15 apartments. Features include full sprinkling, a green roof, and parking for five bicycles. Permits list Tester Construction Group as the contractor and a construction cost of $2.6 million.

Construction Pending at 53-Unit Building at 701 East Girard Avenue in Fishtown, Kensington

A recent site visit by Philadelphia YIMBY revealed no signs of demolition or construction work at the site of a four-story, 53-unit apartment building proposed at 701 East Girard Avenue (also known as 701-19 East Girard Avenue) in Fishtown, Kensington. The development will replace a strip mall at the northeast corner of East Girard Avenue and East Berks Street. Designed by JKRP Architects and developed by OCF Realty, the structure will span 58,260 square feet and feature 7,817 square feet of ground-level commercial space, elevator service, full sprinkling, a 10,999-square-foot green roof, and a 1,855-square-foot roof deck. Permits list Mina R. and Rijendrakumar B. Adhuria as the owners, OCF Construction as the contractor, and a construction cost of $9.3 million.

The Port at Aramingo Topped Out at 801-11 Aramingo Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has revealed that significant construction progress has been made at The Port at Aramingo, a four-story, 11-unit apartment complex at 801-11 Aramingo Avenue in Fishtown, Kensington. The recently topped-out development rises on the northern side of the angled intersection of Aramingo Avenue and East Fletcher Street, just to the north of an Interstate 95 ramp. Designed by Harman Deutsch Ohler Architecture, the complex officially consists of three independent buildings, yet is apparently being constructed as a single structure that spans a total of 16,253 square feet. The complex will offer two studios, five one-bedroom, three two-bedroom, and one three-bedroom apartments. The development will feature a basement, full sprinkling, balconies, and roof decks, which, given the structure’s prominence above the surroundings, promise to offer sweeping skyline views. Site Cleared for Townhouse Complex at 2600-40 East Hagert Street in Olde Richmond, Kensington

A recent site visit by Philadelphia YIMBY revealed that a plot of land has been cleared and partially excavated at 2600-40 East Hagert Street in Olde Richmond, Kensington, where an townhouse complex is proposed. The development replaces a large grass lot bound by East Hagert Street to the northeast, Almond Street to the northwest, and East Boston Street to to the southwest. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the project will offer 11 four-story townhouses, each spanning 2,488 square feet. Permits list M.Y.L. Corp. as the owner and Shawn Bullard as the contractor.
